Editorial context

Working with a provider in Austin – what matters

Anyone appointing a property manager in Austin should first establish exactly which responsibilities are included. For Rainier Properties, the available reviews offer glimpses of leasing, resident support, and repairs. They do not replace a service specification or establish which management services are available to third-party owners. The first step is therefore to confirm directly whether the property and the required scope of management fit the company’s offering.

For leasing support, useful comparison points include clear responsibilities, documented handovers, and established communication channels. For maintenance and repairs, prospective clients should ask how requests are recorded, prioritized, and tracked through completion. Given the accounts of water damage, it is sensible to ask specifically about procedures for recurring defects, moisture problems, and inspection appointments. This is a general due-diligence question, not a finding about the current condition of any property.

Financial administration also deserves attention: how are statements explained, credits documented, and move-out charges itemized? Owners should also request details of management fees, spending approval limits, and regular reporting.

The overall Google rating can provide supplementary context. Individual reviews, however, concern particular apartments, communities, and points in time. Current information about the specific property and written service commitments are therefore more useful for a decision than the star rating alone.

Extraordinary leasing people ⭐️ Toni & Bruce really do care and I appreciate how responsible and helpful they both are! I'm writing in specific to my new unit in Penthouse apartments. I absolute LOVE my new apartment! With a killer location in central Austin! To start, Penthouse has unique floor plans with very distinctive features such as GAS stoves that I truly dig. Windows in the bathroom for fresh ventilation - let's not forget about the vintage "Thermador" heater attached to my wall in the bathroom that is going to make my life easier by not allowing my ass to freeze this winter when bathing lol, ah I’m glad it wasn’t removed! Speaking of windows, there’s another handy window in the kitchen too. Large door-sized windows in the living room that allows lots of natural light and large sliding closets in the bedrooms! (Built in 1962) I'm so happy and couldn't ask for a better apartmen

I lived at the kensington its infested with roaches . Corey is great but the general manager is always an incompetent cheat . First LD then Ashley . . . She is trying to dissolve my deposit return saying I got a double referral credit which would of been 1500 . I paid my prorated rent minus my referral bonus . Just embarrassing they are trying to charge me for a full paint and clean and my apartment was spotless . She sent me the pictures and it was so clean . I have my own as well . My original depositokn reflected none of these charges. How embarrassing to steal from people and I bet she doesn't even get anything from it . This place should be condemned what an over priced disgusting property. They don't even try to redeem it with honest management . LD also tried to charge me for things twice as well calling me crazy about a bill I already paid only to actually check it then apologi

I lived in Oak Creek, and would rate this lower if I could. In 2020, following the massive ice storm, my apartment flooded three times. This was not the first time my apartment had flooded, and though the leasing company brought dehumidifiers, etc in, they did not fix any of the issues that had caused these floods. After the power went out, mold started to grow, and since this was a repeated issue, I asked to be let out of my lease. The apartment complex said no, and would only schedule people come to inspect when I had left for work. The apartment complex had set my door handle to turn the opposite direction, so anytime maintenance would come they would say it was dead bolted and couldn’t gain entry- even if I was actively on the phone with them and saying, I wasn’t in the apartment and it wasn’t dead bolted. Because I had a dog and mold is toxic to them and the issue was getting worse,

Recently moved within the complex as I love it here. Had a package accidentally sent to my former address. I had given up on ever seeing my purchase again, until Edward let me know that it was safe in the office. You have restored my faith in humanity! Love my neighbors and Rainier staff, Edward and Stephanie!!!
