Editorial context
Working with a provider in Austin – what matters
When choosing a property manager in Austin, the first step is to establish which responsibilities will be covered for the specific rental property. PURE Property Management of Texas describes services involving leasing, ongoing management, repairs and financial administration. Prospective clients should be able to distinguish these areas in a proposal: which services are included, which incur additional charges and which decisions remain with the owner? The free rental analysis can provide a starting point for discussion, but its assumptions and scope should be explained.
Because the company lists numerous communities around Austin, owners should confirm that their specific address is covered. Local team responsibilities and clear communication channels also matter. Resident and owner portals are available, but it remains important to clarify who handles questions, urgent repairs and follow-up when a response is delayed.
For the advertised applicant screening and lease preparation services, owners should ask about procedures, approval stages and documentation. Repair authorization limits, contractor selection and transparent cost reporting are also useful discussion points. Move-in and move-out condition records and the preparation of security deposit statements should be discussed in advance.
The selected reviews indicate that experiences during the application process can differ from those during a tenancy. Owners and prospective tenants should therefore clarify any additional services, fees and contact arrangements before signing an agreement. These considerations concern service organization and are not legal advice.

Dave Villas was very helpful with my application .he always called and kept me updated throughout the process. I really appreciate his help and excellent service. I definitely recommend him!
Renter Beware! I've been in my rental home for about three months. While I love the property and initially planned to stay long-term, my experience with Pure has been so frustrating that I will not renew my lease. Communication: Communication was great during the application process but became extremely difficult after move-in. Reaching someone locally requires going through a call center, often repeating the same information multiple times. Callbacks are inconsistent, and texts to their advertised number have gone unanswered. Forced Third-Party Services: Pure requires tenants to use several partnered services to their own financial benefit. Pet owners must pay annually for a pet-verification service in addition to pet fees and deposits. Activating pest control took weeks because I was repeatedly told my address wasn't in the system or that I had opted out, despite my lease showing ot
Working with Dave Villas has been an outstanding experience from start to finish. He consistently kept me informed throughout the entire process and made sure I understood each step along the way. What really stood out was his willingness to work closely with me on my home application, making the process smooth and stress-free. Thanks to his dedication and efficiency, we were able to secure approval within just one week. I’m extremely satisfied with his support and would highly recommend Dave to anyone looking for a reliable and attentive professional.
I am leaving this review based on my experience with this property management company regarding the handling of my security deposit after move-out. After moving out of the property following approximately one year of tenancy, I was provided with a breakdown of deductions from my security deposit that included charges related to cleaning and restoration services, including deep cleaning, carpet treatment/shampooing, ozone treatment, and portions of painting/drywall-related work. I disputed several of these charges on the basis that they did not clearly appear to reflect damage beyond normal wear and tear. Prior to move-out, I had also had the carpets professionally cleaned. I formally requested supporting documentation to justify each deduction, including: * Move-in and move-out inspection reports * Photographs showing the condition of the unit tied specifically to each charge * An ex
I have spent 2 years living in a pure managed property. I've had a wonderful experience. They have annually came by to make sure my unit is meeting a high standard. Maintenance issues are addressed quickly and accurately. I receive monthly air filters. During my move out The ladies in the office were so generous at answering calls, emails and executing my reference letter. I would definitely rent from them again or recommend them.
