Choosing a property manager
Certification, availability, accounting – what matters.
Key points
- Define the required outcome before approaching providers
- Verify qualifications and relevant experience
- Compare written scope, responsibilities and extra costs
- Keep decisions and key evidence documented
Association or rental management?
Association (WEG) management looks after jointly owned parts for a homeowners' association; rental management looks after individual let units or buildings for the owner.
Certified manager
Since 1 December 2023 owners can require a certified manager. Ask for proof of the chamber of commerce exam.
Contract and fees
Look for clearly described basic and extra services, as well as term and notice.

Frequently asked questions
How many proposals should I compare?
Two or three genuinely comparable proposals are often more useful than many offers with different assumptions.
Are references proof of quality?
They show experience but do not replace checks of qualifications, contract and suitability for your project.
