Editorial context
Working with a provider in Austin – what matters
When choosing a property manager in Austin, the first step is to establish whether the service scope matches the property. The categories listed by 1836 Property Management—houses, small multifamily properties, commercial properties, and condominiums—involve different requirements. Prospective clients should ask which tasks are included for their property type and which require a separate agreement. For condominiums, it is particularly important to distinguish management of an individual unit from responsibilities involving shared areas.
For owners, transparent fees, maintenance responsibilities, and clear communication channels are useful comparison points. Before appointing a manager, request written details of management fees, potential additional charges, repair approval thresholds, and the selection of outside contractors. The supplied website text links to pricing and maintenance expectations but does not provide specific terms in the excerpt.
International investors and owners of multiple properties should also establish which reports are available and how remote communication is handled. A linked investor portal does not, by itself, explain its functionality.
Tenants should review application requirements, payment procedures, and move-in and move-out expectations early. The resident portal supports certain digital processes, but the excerpt does not specify response times. Reviews can provide supplementary perspectives, but they do not replace a review of contractual documents or direct clarification of outstanding questions. This is general guidance, not legal advice.

I had the pleasure of working with Lisa Torres and the team at 1836 Property Management Co. on a commercial lease transaction for my clients, and they did a phenomenal job from beginning to end. They were professional, knowledgeable, responsive, and always willing to help throughout the entire process. Their excellent communication and collaborative approach helped make the transaction smooth and successful. I truly appreciated their dedication and attention to detail, and I would gladly work with them again. I highly recommend Lisa Torres and 1836 Property Management Co. to anyone looking for an outstanding and dependable property management team!
Mayra was absolutely wonderful to work with throughout this leasing process. She was responsive, professional, and truly went above and beyond to ensure everything moved smoothly. My client was on a tight timeline, and Mayra helped us expedite the process in a way that made a huge difference. She treated my client with kindness, respect, and clear communication every step of the way. It’s always refreshing to work with a property management team that values collaboration and professionalism. We were thrilled with the service provided by Mayra and the entire team at 1836 Property Management, and I look forward to working together again in the future. Highly recommend!
We rented a home through this property management company for one year and unfortunately would not recommend them to either renters or property owners. At move-out, tenants were required to use their approved vendors for both the “make ready” cleaning and carpet cleaning services. We paid $422.18 for the required make ready clean and $588.72 for carpet cleaning — over $1,010 total in mandatory move-out costs alone. We surrendered the property a day early and left the home in excellent condition. The property was relisted less than two weeks later, which reflected the condition we left it in. After move-out, we were charged an additional $338.98 for items including two missing door stops, a piece of wood left in the backyard, a missing garage opener, a replacement air filter and oven light bulb, and an empty air filter box left behind. What was more frustrating, however, were the addi
I have always had a great experience with everyone I’ve encountered at 1836 Property Management during and after I was a tenant under their authority. Ana was extremely helpful and responsive to a request for a new impending lease, and verification request, even though I am no longer a tenant of theirs. If they were managing my new dream home, I’d definitely use their services again.
It’s a genuine pleasure to partner with 1836 Property Management. Matt, Melanie, and Mike are smart, kind, responsive, and truly care about the people they serve. They bring heart and integrity to Austin property management, real estate investment, and the community they call home. We’re proud to work with this exceptional team!
