Editorial context
Working with a provider in Houston – what matters
When choosing a property manager in Houston, first establish whether the main requirement is community association management or the letting and management of individual properties. Goodwin & Company’s local website emphasizes HOA and community management. Prospective clients should therefore compare their neighborhood’s, condominium community’s or commercial property’s needs with the proposed contract rather than assume that the general term “property management” covers every task.
For the listed financial services, clear arrangements concerning assessment billing, collections, monthly reports and budget planning are useful. Boards should ask which documents they will receive, how often consultations will take place and which decisions remain their responsibility. The website states that maintenance action follows directions from the association’s board.
For shared facilities, discuss inspection intervals, vendor selection, approval procedures and work documentation. Since after-hours emergency response is listed, ask about availability, responsibilities and potential additional charges. Published office hours should not be treated as promised response times.
For newly developed communities, another consideration is how the transition from developer to resident control will be organized. Across all community types, base fees, additional services and possible individual charges should be documented clearly. The source mentions potential fees for pool and gate keys, for example. These points support a practical comparison of management proposals and do not replace a legal review of the management agreement.

Jefrey Ayungon and a member of the Spanish‑speaking team (my apologies for not remembering her name) assisted me in a very kind and professional manner. They were friendly and attentive, and I truly appreciate how quickly they helped me after I learned that they are the new management company for the neighborhood. Excellent service
I recently sold a property that Goodwin services. I had a concern about a charge I was about to receive. I contacted Rafael Paz at Goodwin. He was extremely helpful and patient in helping me resolve my issue. I appreciate his professionalism - he deserves a raise!
I booked the Baywood Oaks clubhouse for a memorial event and needed to get a sneak peek prior to the event so I would know how it looked and the set up we needed. I corresponded with Jennifer Rao and she was able to get a board member to meet me at the facility. Much appreciated!
