Editorial context

Working with a provider in Houston – what matters

When appointing a property manager in Houston, owners should first establish whether the scope of service matches their property and preferred level of support. Real Property Management Houston explicitly lists several residential property types as well as vacant properties. For an individual property, owners should still confirm which tasks are covered at that location and who will be their point of contact.

An important comparison is the distinction between routine management and separately charged services. Prospective clients should request a written proposal that clearly separates leasing, inspections, maintenance and any work required before a new tenancy. For repairs, useful questions concern approval thresholds, documentation and the selection of in-house or external contractors. The website mentions both delivery methods, but the supplied material does not explain detailed billing terms.

The practical implementation of tenant screening and property oversight also deserves attention. Owners should clarify screening procedures, inspection intervals and the handling of identified damage. An owner portal provides access to records; what matters is which information is actually available and how frequently it is updated.

When assessing costs, management fees and other recurring charges should be considered separately. The published resident benefits package should be distinguished from the unspecified owner fees. For property tax assessment protests and eviction proceedings, clarify the limits of the service and whether external specialists may be involved. These points are intended as practical guidance, not legal advice.

Selected reviews on Google

The supplied Google data reports 4 out of 5 stars from 249 reviews. In the provided selection, communication is a recurring positive theme, particularly responsiveness, helpfulness and support from Kim or Kim Fleshner. Several reviewers describe positive guidance for new owners or first-time investors. One also reports good value for money for work completed before a property was marketed. The critical review acknowledges the team's friendliness and general accessibility but disputes the cost and necessity of preparation work, criticizes property oversight and reports tenant damage. That review is only partially supplied. This selection does not represent all reviews, and the experiences described are individual assessments.

Great company who cares for their clients and their clients' property! Kudos to Kim F. and team. We have been very pleased with their services. Kim has been most helpful and supportive. Looking forward to doing more business with Real Property Managment Houston in the near future. Way to go, Kim & Team! We appreciate you all!

I've been with RPM for about 9 months now and I've been pretty happy with my experience. As the old saying goes, you get what you pay for, and RPM has been good value for money - especially given a medium-sized rehab for an apartment prior to going to market. I want to make sure I also recognize Kim, who has been especially responsive and has gone above and beyond with a special request I had as well.

Friendly team & ownership that is easy to connect with and usually reachable. However, my personal experience over the last 3 years with this franchise has been disappointing. I purchased a new construction duplex in 2023 and outsourced it to this management company, who sourced market tenants for both units after months of searching (granted it was the offseason, so I understand). Despite it being new construction and completely livable, the management company charged over $6k to "make it ready", with all sorts of B.S. / and mostly "nice to have" work which they claimed was essential. I accepted it after much persuasion and saying it would make the property more marketable and help with problems down the road - after which we rented it to tenants who absolutely wrecked my beautiful, new duplex. Not only that, but this PM didn't even keep an eye on my property and refused to do so unle

Kim Fleshner has been nothing but absolutely AMAZING! When looking for a property management company as first time investors, we didn't know who to trust. We interviewed a few companies, but just never found the "right fit" until we met Kim Fleshner with Real Property Houston. She answered all of our questions and wasn't pushy or demanding. Whether we decided to go with her company or not, she happily educated us as first time investors. And, because of her willingness to help, guide, and support, we could easily see that Real Property Houston would be the best fit for us. Big KUDOS to Kim and her team for always going over and beyond. We look forward to a lifelong partnership for years to come and Kim will ALWAYS be my go- to person! LiTonya Roy🌸

I had a very positive experience working with Kim at Real Property Management Houston. Kim was thoughtful, professional, and proactive in reaching out to me, who was a new owner, to make sure everything was going smoothly. Her communication was clear, courteous, and reassuring, which I truly appreciated during the process. It’s evident that she genuinely cares about building strong working relationships and providing good service. I would be happy to recommend Kim and the RPM Houston team to other property owners looking for a responsive and professional management company.
