Editorial context

Working with a provider in Houston – what matters

When appointing a property manager in Houston, owners should first check whether the scope of service fits their property. AREA lists residential properties, multifamily buildings, and vacation rentals among its areas of activity. Prospective clients should ask which tasks are included for their particular property type and which require a separate agreement. Owners with multiple units may also wish to ask about the multi-unit discounts mentioned on the website.

Maintenance is another important consideration. Since AREA says it handles many routine repairs in-house, useful questions include spending approval limits, supporting cost documentation, and the use of outside specialist contractors. Owners should also establish how urgent problems are reported, prioritized, and documented. The online portals and repair request facilities provide digital access, but a demonstration would help clarify what information is actually available.

A meaningful cost comparison should extend beyond the management fee. Request a written proposal distinguishing leasing, ongoing management, tenant turnover, and optional services. The website lists several fee exclusions and guarantees. Their eligibility requirements, scope, and implementation should be clearly documented in the agreement. In particular, the 60-day rental guarantee depends on using management’s suggested rent.

Owners based outside Houston should also clarify designated contacts, reporting intervals, and access to payment records. Finally, cancellation at any time does not remove the need to establish how documents, outstanding matters, and responsibilities will be transferred when management ends.

AREA Texas has been great to work with in managing my rental home. They helped navigate some very difficult tenants. Kevin the owner had to step in and was very hands on, making himself accessible when needed, and providing guidance in some very tense situations. We were able to part ways with these tenants in a reasonable fashion. Shortly thereafter, AREA found some excellent tenants. Communication and completion of minor tenant issues was so easy, like it was on self-drive. When I was ready to take over the property for another endeavor, AREA made the process of communicating with the tenants, ending lease, and moving out headache free. I highly recommend this management company. They have been honest, transparent, timely, and have made managing rental property stress free.

AREA Texas was introduced to me by my Dad. He worked with them for years on his properties and then connected me with them. Since then, I’ve had a great experience with AREA Texas Realty & Management, they’ve been professional, responsive, and I think they are one of the best property management companies in Houston. They respond quickly, resolve issues proactively, and provide a great property management experience that is very worth their affordable rates. One small piece of feedback to improve: since you sell homes too, it would be great to showcase some homes that you have for sale that could be great investments! You get more properties to manage, and investors can increase their portfolio - it is a win/win I’m looking forward to many more years of partnership!

I had the pleasure of working with Marlem at AREA Texas Realty & Management, and I can confidently say the experience exceeded my expectations. From start to finish, Marlem was professional, responsive, and incredibly knowledgeable about the market. What really stood out was her attention to detail and the way she genuinely cares about her clients. She took the time to explain every step of the process, making everything feel smooth and stress-free. Anytime I had questions, she was quick to respond and always provided clear, honest guidance. It’s rare to find someone who combines expertise with such a personal touch. If you’re looking for someone who will advocate for you and make the entire real estate experience seamless, I highly recommend working with Marlem. Thank you again for your dedication and outstanding service!
