Editorial context
Working with a provider in Austin – what matters
When selecting a property manager in Austin, owners should first establish which responsibilities are actually included in the proposed agreement. The available reviews of G&B Property Management mainly concern apartment operations, maintenance, and assistance for prospective residents. They do not establish whether accounting, financial reporting, leasing decisions, or management of individual condominiums are also available. A written service schedule provides a firmer basis for comparison than individual customer accounts.
For residential properties in Austin, arrangements for air-conditioning repairs deserve particular attention. Useful questions include how urgent faults are classified, how management can be reached outside regular office hours, and what happens when equipment fails repeatedly. Responsibilities, documentation, and follow-up procedures for water damage should also be clarified before appointing a manager. These considerations reflect topics in the supplied reviews without treating individual allegations as verified facts.
A tenant portal can consolidate requests, but timely responses, visible progress updates, and clearly identified contacts remain important. Prospective clients should therefore ask about normal response times and escalation procedures. Owners should also compare repair spending approvals, billing for outside contractors, and regular reporting arrangements.
Reviews are supplementary evidence: a selection illustrates differing experiences but cannot replace current service descriptions or scrutiny of fees, contract duration, and termination provisions. These points provide general guidance rather than legal advice.

G&B is by far THE WORST LANDLORD/MANAGEMENT COMPANY I HAVE EVER LIVED UNDER. My AC has gone out 3 times now in less than a year. Last time was in late May for a week & I’ve now had a gaping hole in my ceiling for over a week caused by the AC unit they refused to replace!!!! It’s Austin TX in the summer… to say this is unbearable would be an understatement. On top of that, a repair they made months ago for a water leakage is now back and growing mold in another part of my ceiling. This office is utterly incompetent. And they can respond to this review with “So sorry, email us for assistance” but I don’t think these people know how to respond to an email or pick up a phone call! Impossible to get a hold of and they will not help you in any way shape or form unless you physically go into the office to bother them. I could go on for another 2 paragraphs with even more complaints. These peop
Moved in to live here for school. Any issues I had with the apartment were fixed promptly by Valentin, who is an excellent maintenance worker. The maintenance portal allowed for easy maintenance requests, and then Valentin always showed up quickly the very next morning. Handled every issue professionally, explained his process, left me with things I could use to fix problems going forward, and even helped me with extra things I did not request. He is a friendly and personable guy as well! A lot of past reviews mention issues with maintenance, but that is not how it is today with Valentin! I did not receive any form of compensation whatsoever for this review. This is my genuine opinion as a 21 year old. 5 stars. EDIT: A couple months have gone by, and the maintenance is still absolutely top notch. Valentin is a top-notch, incredibly hard worker. He shows up promptly every time, well-pre
G&B Property Management has provided some of the worst service I have ever received. I have been living here for almost two years exactly, and ever since G&B bought out my complex, everything has been downhill. Mid-May, during a period of excruciating heat, my air conditioning went out for 3 weeks; 3 weeks of no air conditioning in an incredibly hot state. It took an unbelievable amount of calling the leasing office, mainly due to the fact that they do not have anyone to pick up their phones. Even worse, when we tried to leave voicemails, their inboxes were perpetually full, so I was unable to even leave a voicemail detailing my issues. It took repeated filing of tickets through the tenant portal to even get their attention. We finally got our air-conditioning back after almost a month, I'm sure to their inconvenience. Furthermore, I recently lost power in my apartment, completely random
this beautiful property. The grounds were clean, well-maintained, and had a welcoming atmosphere that made me feel right at home. The food was just as impressive—fresh, flavorful, and prepared with great attention to detail. Combined with the relaxing surroundings and friendly hospitality, it made for an unforgettable visit. I would definitely recommend this place to anyone looking for a beautiful setting and a great meal.
I had a wonderful experience touring with Michelle. She made the entire moving process for my parents incredibly smooth, stress-free, and easy from start to finish. She was knowledgeable, patient, and always willing to answer our questions, which gave us confidence throughout the process. Michelle went above and beyond to ensure everything was handled efficiently, and her professionalism and friendly attitude made a lasting impression on our family. We truly appreciate all of her help and cannot recommend Michelle and G&B enough. If you're looking for someone who genuinely cares about providing excellent service, Michelle is the person to work with!
