Editorial context

Working with a provider in Austin – what matters

When choosing a property manager in Austin, first establish whether the provider covers the property's location and type. ALPS describes its services as residential property management and lists several cities and counties in Central Texas. Explicit confirmation of coverage is therefore useful for an individual rental property. The supplied material does not establish a separate specialization in commercial property or condominium association management.

For owners, key considerations include the scope of leasing services, applicant screening and maintenance coordination. ALPS's rental market analysis, rental price opinion and cash flow projection can provide a starting point for discussion. Owners should understand the assumptions used for rental income, vacancy and expenses; a projection does not guarantee future returns.

Day-to-day working arrangements also deserve attention: Who is the designated contact, how are repairs approved, and how are owners informed about costs? The stated owner portal provides access to financial records. The types of reports available and their reporting frequency should be clarified beforehand. Tenants benefit from clear procedures for maintenance requests, moving out and returning keys.

The stated CRMC® designation is a professional credential, but it does not replace a review of the specific management agreement. Management fees, potential additional charges and the conditions of the replacement-tenant guarantee mentioned on the website should be explained in writing. The supplied excerpts do not provide full details on these points. This guidance is general information, not legal advice.

Selected reviews on Google

The supplied Google data shows a rating of 4.2 out of 5 from 214 reviews. In the provided selection, several reviewers praise accessibility, prompt responses and the coordination of move-ins and maintenance. One review also describes a positive long-term working relationship. The critical reviews, by contrast, concern unclear or unanswered communication, particularly during move-out. One describes disputed security deposit deductions that the reviewer says were partly reimbursed; another reports a disagreement over when rent charges should end and how keys should be returned. These are individual accounts from a selection, not a comprehensive analysis of all reviews. Both critical reviews were supplied as incomplete excerpts.

My family and I moved into our home a few weeks ago and our experience with ALPS has been amazing so far. No complaints. Our property manager Mike Gonzalez has been very responsive and helpful throughout the process. The community is clean and well kept. Our neighbors were so friendly and welcoming!

My experience with property manager and real estate broker Marc Witmer was extremely disappointing. Throughout my tenancy and move-out, communication was often abrupt and frustrating, frequently requiring me to repeat or rephrase my questions just to receive a clear response. At the end of my tenancy, I discovered that the charges deducted from my security deposit contained several inaccuracies. I was charged for items that I disputed as incorrect and unjustified which included a service coordination fee, a missing fixture that was never there at move-in, and a pet fee. I had formally notified him twice that the pet did not move in with me; at no point during those notifications did he state that a formal lease amendment was required. While several of these charges were eventually reimbursed after extensive pushback, the errors raised serious concerns about the accuracy and fairness o

We moved in almost a month ago, and so far we have had a great experience with ALPS. The property manager and maintenance team have been very organized and quick to respond to our requests. The vendors they sent have also been polite and professional. Every home can have small hiccups, but what matters most is being able to reach someone and get things addressed promptly — and ALPS has been great about that so far. We truly appreciate the responsiveness and coordination.

Avoid Shelly Longoria at all costs!! I’m not entirely sure what her purpose is as a ‘property manager’ other than to collect money but beyond that she’s a terrible person. I was recently forced to flee my rented home due to an attack by my roommate and Shelly couldn’t be bothered to answer MULTIPLE emails with questions I had about vacating my property, slowing down my ability to get out of the house and somewhere safe. She’s also currently trying to charge me for rent for days AFTER I had vacated claiming that mailing the keys to be returned wasn’t enough to show I had vacated the property. But even if I had driven the 30 miles to drop the keys off at her office nobody would have received the keys any earlier as she only goes to her office for appointments. I hope no woman ever experiences what I did. I really really really hope that if you do you have a property manager who will trea
