What to look for in London

With agents in London, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in London – what matters

When choosing an estate agent in London, first establish whether its geographical and professional focus matches the proposed instruction. Wetherell has a documented focus on residential property in Mayfair. For a property outside that area, ask about comparable homes the agency has actually handled in the relevant neighbourhood. Individual published listings do not establish comprehensive local market coverage.

For sales or lettings, useful discussion points include a reasoned pricing assessment, relevant comparable properties and a clear marketing plan. Clients should also clarify fees, contract length, termination arrangements, potential additional charges and the frequency of progress reports in writing before proceeding. The stated partnership with Dexters provides a reason to ask how the agencies would work together and which marketing channels would be used.

As Wetherell publishes both freehold and leasehold listings, prospective buyers should establish early which documents are available concerning tenure, remaining lease length and ongoing building costs. Legal questions should be addressed by appropriately qualified advisers; this overview is not legal advice.

For lettings and property management, distinguish between finding a tenant and providing ongoing management. Responsibilities for repairs, accounts and tenant communication should be agreed explicitly. For valuations, explain the intended purpose so that the scope and required expertise can be established. The RICS regulation stated on the website should also be distinguished from the qualifications held by individual team members.

We had an amazing experience with Sonia as our letting agent. From showing to close, she was great at communicating at every stage of the process, gave us great advice and was always anticipating the next step. She made what is normally a very painful process a very manageable one. I couldn’t recommend her more if you are searching for your next home. Thank you Sonia!!

In my seven years renting in London, this has honestly been my best experience yet. The team was extremely professional, friendly, and supportive throughout the entire process, especially with all the stress that’s come with the new rental regulations in London. A special thank you to Sonia, who has been incredibly kind and helpful from the very first flat viewing all the way through to signing. I’d also like to thank Thea and Matthew, who were both really helpful along the way too. I’d definitely recommend Wetherell to anyone renting in London!

We worked with Percy on the sale of our two bedroom flat. Throughout the process, he was brilliant. He introduced a cash buyer in very short order and we were able quickly to agree a price. You often read adverts that say the whole process was seamless or effortless. Through no fault of Percy’s ours was anything but. The building manager had made a mess of the fire safety certificate and the head leaseholder was totally unresponsive when it came to the licence to assign. Obviously, any cash buyer has options and can walk away at any time. Percy kept this one involved for eight months and throughout that time pushed, charmed and persuaded the various stakeholders to move things forward. We were delighted with Wetherell in general and Percy in particular; we could not have asked for better agents.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
