What to look for in London

With agents in London, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in London – what matters

When choosing an estate agent in London, first establish whether its geographical focus and services match the proposed transaction. Frank Harris & Co. explicitly identifies Barbican, the City and Clerkenwell as this branch’s coverage areas. Owners and property seekers can therefore ask about experience with comparable homes in these local markets. Individual listings in neighbouring districts do not remove the need to confirm the actual search or marketing area.

For apartments, penthouses and converted commercial buildings, compare condition, layout, ongoing building costs and available property documents. Buyers should also have suitable professionals examine tenure, any remaining leasehold term and planned building works. Prospective tenants should understand availability, furnishings, tenancy length and total housing costs before deciding.

Owners planning to sell or let should request an explanation of the valuation basis, marketing arrangements, fees and contract terms. Since Frank Harris & Co. also advertises property management, corporate lettings and relocation at company level, responsibilities should be clarified: which tasks will this branch handle, which will another team undertake, and which involve an external partner? For management services, arrangements for repairs, spending approvals and reporting are particularly relevant.

Professional affiliations and complaints procedures can provide additional reference points, but do not replace reviewing the specific engagement. Google reviews are supplementary evidence; a selection of positive accounts does not represent every customer’s experience. These points provide general guidance rather than legal advice.

I had a really excellent experience working with Shams at Frank Harris during my flat search in London. From the very first viewing, they were attentive, knowledgeable, and genuinely invested in helping me find the right place, rather than rushing the process. Shams took the time to walk me through each step, from arranging and attending viewings to carefully explaining the offer process and supporting me with drafting a strong offer letter. Their advice was clear, practical, and reassuring, which made what can often be a stressful experience feel smooth and well-managed. Thanks to Shams' guidance and professionalism, I was able to secure a flat that feels absolutely perfect for me. I couldn’t recommend them more highly to anyone looking for an estate agent who is responsive, supportive, and truly on your side.

Our experience with Frank Harris, with moving into our new flat, was seamless. Jasmine was extremely helpful and proactive from start to finish and made our whole journey really easy. She was always at hand to answer any questions we had and I couldn't recommend this service highly enough.

I reached out to Frank Harris & Co to help me find a rental property. Although I didn’t eventually go through with them, I want to take the opportunity to thank Libert for his support. Being a new renter in the UK market, it has been an overwhelming experience for me finding a good enough apartment that checks off basic requirements. Libert gave some truthful and valuable insights on rental properties in different parts of London, which I wish my relocation agent had given at the start of my search 6 weeks ago. I was able to decide on a property later in a different area through a different agent. Thank you Libert and Frank Harris & Co.

Earlier this year I bought my first flat with Frank Harris. The process was incredibly smooth from start to finish and I was impressed with my agent Xenophon McWhinney. Xen was consistently responsive, professional and helpful throughout.

Jasmine is really amazing. Finding an ideal apartment is challenging, especially when I have to work long hours and travel a lot. She fully understood my preference and helped me to find a very nice apartment and saved lots of my time. The process after my offer is accepted is also very smooth and professional. Jasmine and her team are always helpful and responding very quick. I am glad to find a team that I would like to trust in the future.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
