What to look for in London

With agents in London, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in London – what matters

When choosing an estate agent in London, clients should first distinguish between sales, lettings and ongoing property management. Dexters London Bridge identifies sales and lettings as local services, while the company pages also describe management and specialist services. Before instructing the agency, it is useful to establish which tasks the branch handles itself and when other teams become involved.

For owners in the listed areas, such as Bermondsey, Southwark or Waterloo, experience with comparable properties in the relevant local market is an important discussion point. A valuation discussion should explain the comparable properties used, the recommended asking price and the proposed marketing approach. A free agency valuation should not automatically be treated as equivalent to a separate chartered surveyor valuation; Dexters lists these offerings separately.

Landlords should distinguish tenant-finding from subsequent management and discuss responsibility for communication, maintenance and accounting. Buyers and prospective tenants can clarify their location requirements, budget and intended moving date before viewings, and ask about the next steps in the process.

Fees, contract duration, termination conditions and included services should be clearly documented before instruction. The supplied sources do not provide specific terms. Corporate lettings or international relocation enquiries should also establish which team will be responsible. Reviews can offer additional insight into communication and processes, but cannot replace checking the actual service proposal. This is general guidance, not legal advice.

The supplied selection contains five positive Google reviews, all rated five stars. Recurring themes include prompt and clear communication, personal support, and assistance with property searches, viewings and application paperwork. Several reviewers mention Adeel in connection with lettings, describing property suggestions matched to their requirements and efficient processes. One landlord reports six years of service without lengthy void periods. A buyer mentions Seik and describes support with purchasing a flat near Bermondsey Street and navigating a process they considered complex. No critical experiences appear in this selection; this should not be taken as representative of every review. The separately supplied Google data records 4.9 out of 5 from 1,338 reviews. The branch website instead displays 5 out of 5 from 144 reviews or testimonials; the reason for this discrepancy is not established.

I wanted to share my experience with Dexters London Bridge and particularly thank my estate agent Adeel who was excellent throughout the entire rental process. From the viewing to the application and final signing, he was always supportive, responsive, and happy to answer any questions we had. He made everything smooth and stress-free. We’re very pleased with his service and would highly recommend him. Thank you, Adeel!

I have had a very positive experience with dexters who have managed my rental in London for the last 6 years. I am happy to say that I trust them implicitly to go that extra mile in order to find tenants and I have not experienced any long void periods. In particular, I find Adeel to be very personable and easy to deal with, and nothing ever feels like too much trouble. He communicates clearly and promptly, which makes the whole process feel smooth and well managed from start to finish. I particularly appreciated his willingness to go above and beyond and his proactive approach in keeping things moving. I would have no hesitation in recommending Adeel and his colleagues at Dexters.

We had been looking at a number of properties and speaking with different estate agents before we met Adeel, and he really stood out from the start. He was incredibly helpful, proactive and professional throughout the entire process. He took the time to understand exactly what we were looking for and quickly presented us with several properties that genuinely matched our requirements. He also gave honest advice, which really helped us make the right decision rather than feeling pressured into choosing a property. Once we found the home we wanted, everything moved quickly and smoothly. Adeel arranged a viewing at short notice, showed us around thoroughly, and was always available to answer our questions. He explained the application process clearly, guided us through all the paperwork, and kept us updated every step of the way. What really stood out was how approachable, warm and trust

I had a fantastic experience with Dexters and in particular Adeel. He has been a fantastic support through our rental property search and was really hands on. He really took note of what we were looking for in a property and the minute he got his hands on something perfect, he rang us. We managed to get a less than 24 hour turnaround from viewing to offer accepted all because of him! With the rental market always being crazy to navigate, we could not have been more grateful for his support :)

We bought a beautiful flat just off Bermondsey Street using Dexters. In particular our agent Seik was excellent. He found the property for us in the first place - based on our preferences. He guided us through a relatively complex process and we absolutely love the property 6 months later. I'd recommend him and Dexters to anyone!

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
