What to look for in London

With agents in London, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in London – what matters

When choosing an estate agent in London, first establish which services the particular branch handles. The Marsh & Parsons London Bridge page identifies sales and lettings. Property management, new homes and short-term lets appear in the wider website structure instead. Prospective clients should therefore ask whether these activities are handled locally or by other departments, and who will remain responsible throughout the instruction.

For sellers, a clearly explained assessment of the asking price is important. Useful questions cover the comparable properties used, the proposed marketing approach, viewing arrangements and the frequency of updates. The purpose and scope of any property valuation should also be explained; the label alone does not establish the method used.

Landlords should distinguish between finding tenants and providing ongoing management. Before instructing an agent, it is sensible to obtain a written breakdown of services, fees, possible additional charges and contract duration. For management services, responsibilities for repairs, coordination with contractors and communication with tenants should also be clarified. Prospective buyers and tenants can ask about required documents, availability and the next steps before attending viewings.

Reviews can support this assessment but do not replace it. Alongside the overall rating, consider recency, recurring themes and whether the reviews clearly refer to the provider. As several reviews here name a different business, that attribution remains unresolved in the supplied material. This is general guidance, not legal advice.

I have always received an excellent service from Frank Harris who are managing agents for my flat. The relationship is managed by Nicole who is a delight to deal with, sensible and responsive and I feel my flat is in safe hands under her care. The team is always fully on top of all relevant deadlines, gives a responsive service and when I have sought advice about the market and my options have always given me good advice. They've also found me good tenants, and in part I attribute this to the personalised service I get from them.

Nicole and Salvatore were outstanding from start to finish. They found high-quality tenants for me very quickly and supported me throughout the entire process, from handling paperwork to coordinating tradesmen. They were always available, responsive, and incredibly helpful. The whole experience was smooth and stress-free. I wouldn’t hesitate to use their services again and highly recommend them.

I can’t recommend Zak highly enough! As someone who had never rented before, I was a bit nervous about the whole process, but Zak made it completely stress-free. He was incredibly responsive and always communicated clearly, walking me through every step so I never once felt confused or misled. He’s genuinely kind, great at his job, and made the experience so easy and reassuring. Thanks to his guidance, efforts, and expertise, we now have a brilliant new home that we can’t wait to move into, and he’s a big reason we were so drawn to it. We’re truly grateful for everything he did and would recommend him to absolutely everyone!

Although we didn’t end up letting through Frank Harris, we wanted to take the time to thank Dilan in particular for his help. He only showed us options that suited our needs and were in line with our discussions, was always accommodating with viewings, and never pushy. Dilan went the extra mile and his approach was refreshing compared to many other letting agents. We’d happily recommend him and the Frank Harris team to anyone looking to rent. All the best - Xavier and Sophia

Had a great experience letting an apartment with Joe O'Regan yesterday! The viewing was excellent and he was able to answer all the questions I had about the apartment. We decided to rent the property and he has been really helpful in getting all of our documents sorted within a day of viewing the flat!

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
