What to look for in London

With agents in London, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in London – what matters

When choosing an estate agent in London, first establish whether its local coverage matches the intended search or sale area. Several central locations are documented for the Fitzrovia & Covent Garden office. Prospective clients should nevertheless ask about experience with the particular street, building type and price bracket. An area list alone does not show which comparable properties the office is currently handling.

Owners can use a free valuation as a starting point. It is worth asking which comparable properties support the assessment and distinguishing the proposed asking price from the anticipated sale proceeds or rental income. Before an instruction, the scope of services, fees, contract duration, any exclusivity and additional charges should be clearly documented. The supplied website text does not provide specific terms on these matters.

Prospective tenants should discuss their budget, move-in date, requirements and necessary documents early. Applicants based overseas should also clarify how referencing, viewings and communication across time zones will work. The selected reviews describe international experiences, but they do not establish a standard procedure or service commitment.

For landlords seeking management or companies requiring relocation support, it is important to distinguish the local office’s responsibilities from those of company-wide specialist teams. The stated contact hours should not be treated as guaranteed viewing slots or processing times. These points provide general guidance rather than individual legal advice.

I had an excellent experience working with Amani Shaikh at Dexters Fitzrovia. She was professional, responsive and supportive throughout the entire tenancy process. My application involved a fairly complex international referencing process, and Amani was patient, proactive and always kept me informed. She was quick to respond to queries and worked diligently to help bring everything to a successful conclusion. Thank you, Amani, for making what could have been a stressful process much smoother. I would happily recommend her to anyone looking for a property in Central London.

Amani was absolutely fabulous in helping us with our search for an apartment. We were on limited time in London and she made the time to personally walk us around and show us several different options of apartments. She took the time to get to know us very quickly and found us some beautiful upscale apartments that definitely suited us and our personalities. Even though we did not settle on an apartment while we were in London, Amani continued to work with us from the USA helping us find the right apartment. We 100% recommend Amani to anyone looking for an apartment in London. She is absolutely wonderful to work with and very personable.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
