Editorial context
Working with a provider in Denver – what matters
When appointing a property manager in Denver, first establish which tasks are actually included in the management agreement. For TJC, the supplied reviews suggest rental management, coordination of work at properties and assistance with a sale. They do not constitute a complete service description. Prospective clients should therefore discuss management, leasing and sales assistance separately and request written clarification of responsibilities.
For residential rentals, relevant considerations include responsiveness to reported problems, the selection of outside contractors and confirmation that work has been completed. Since the reviews mention both pest control and air-conditioning work, it is worth asking about procedures for scheduled maintenance and urgent repairs. Owners should also establish when their approval is required and how expenditure is documented.
Statements are another important checkpoint: management fees, contractor charges and potential additional costs should be clearly distinguishable. The critical owner review makes spending approvals a useful topic for discussion, but does not by itself establish a general business practice.
The scope and frequency of owner updates, along with procedures for tenant changes and move-outs, should also be clarified in advance. Google reviews can help identify questions, but cannot replace a specific proposal or examination of the contract documents. These points provide general orientation, not legal advice.

Kacy has been amazing to work. Just sold a property and throughout the entire process, she truly had my best intentions in mind. She is a great communicator and negotiator. I have zero interest and ever working with anyone else. Kacy and TJC will always have my business. Thanks Kacy!
Given that I hear horror stories about leasing companies screwing over residence, I figured I would give a shoutout to my leasing agency TJC because everytime I’ve had an issue they always resolve it. Plus we had a a few pest issues and they instantly sent out the best pest control company to resolve. Feels unheard of, so glad to be working with them!
I’ve never experienced such a professional property management company like TJC before; we always felt taken care of, communicated with in a timely manner and when it was time to move- the process was seamless! If we ever move back to Denver, it’ll be the only company we use!
In 2012, I left my townhouse in the hands of TJC management for what was supposed to be two years. As it turned out, I took a tech job and spent 15 years working in California. The TJC management team, now under the direction of Mike Ripes, took excellent care of my townhouse for the duration, always keeping me in the loop through email. It has been meticulously cared for and always rented. After returning to Colorado, I am delighted and relieved to extend my contract with TJC management. Highly recommend.
As an owner: NEVER, EVER USE THEM for management. They've managed my property for 2 years and invented enough expenses to make it run at a loss both those years. And I had just "flipped" the home but ended up not selling. So everything was in tip top shape and they still tacked on expenses in the $1000's. I'll be selling the home when this tenant's lease is up because I can't keep losing over $12,000+ a year on it like I have been since they took over. They had A/C installed new. Then within that same month and the next, they said the A/C needed repairs twice. They sent an email for a voluntary HVAC check up and I didn't sign up... and they charged me for it anyway and never mentioned it. It just appeared as a deduction on my statement. See photo: Manager doesn’t disagree that I didn’t approve a $1000+ purchase (a breach of their contract, which states they will seek approvals for pur
