Initially I was impressed at how responsive CRPM was while signing the lease, moving in, etc. Work orders still get done on time, which is good. My fiancée and I are currently using their services for one of our properties. We have had an extremely frustrating experience with this property management company. Despite sending multiple emails and making repeated attempts to resolve issues, we have received little to no response. Being ignored when trying to address important concerns is unacceptable. Communication has been the biggest issue, but it doesn’t stop there. Maintenance requests have gone unresolved or taken far too long to address, billing questions have been met with silence, and lease-related concerns have been ignored as well. As a client, I expect transparency, professionalism, and timely communication, but that has not been our experience. It is disappointing to have to repeatedly follow up without acknowledgment or resolution. Good property management should prioritize its clients, communicate clearly, and addres

If you are a homeowner considering working with Colorado RPM for their rental management services please reconsider. Over the one year they managed my rental property the following happened: - Delayed communication - I was charged $150 for a plumber who found nothing wrong with a toilet the tenants claimed was not working. - I was informed the current tenants decided not to renew their lease 23 days before the lease ended. Tenants are contractually obligated to communicate their intention not to renew 60-days prior. - The tenants moved out after one year and the house was filthy, the carpet needed to be replaced, there was a couch in the garage, the yard was overgrown with weeds and appeared to have not been tended to at all during the emote year. - After leaving the house in this manner they told me the cost for having the lock box picked up was $45 and if I wanted to keep it was $30.

Initially Property Management Company was fine, however over time, they have declined significantly. I am getting buried in work orders, and maintenance does not seem to mitigate costs. Very expensive vendor contracts on very simple repairs is very disappointing. More importantly, their customer service is very poor, they do not respond to emails, calls or texts with any sense of urgency. Going on several weeks of no response from them. I do not recommend doing business with this company, outside of some drastic changes.

As a landlord, I cannot recommend this property management company based on my direct experience. During a fire at my condo, their emergency line went unanswered. Separately, my tenant reported a leak and significant water intrusion from the ceiling, which the company failed to address or escalate to me. I only learned the extent of the issue after the tenant moved out, and they also reported ongoing difficulty getting responses and having concerns taken seriously. Maintenance oversight was poor. I encountered what appeared to be overcharging, duplicate billing, and low-quality work, including a painting job where paint was left on the ceiling and not corrected. There was little evidence of quality control or cost management. Leasing was also problematic. It took approximately three months to secure a tenant, and I later learned that applicants with ESA animals were repeatedly decline
