What to look for in London

With agents in London, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in London – what matters

When choosing an estate agent for a new-build purchase in London, buyers should first clarify the agent’s role. Is the agency marketing the development for its developer, or does the agreed service also include a separate property search? This distinction matters for Stone London because its website addresses both private buyers and developers. The scope of support, named contact and any applicable fees should be confirmed in writing.

For a new-build development, compare the specific home rather than relying only on the project description. Relevant details include the floor plan, floor area, specification, construction progress and whether a show home matches the unit being offered. Buyers should also ask about the expected handover date, reservation procedure and conditions attached to any reservation payment. Advertised prices and availability may change and should be checked directly.

Budgeting should cover ongoing building charges and other applicable costs as well as the purchase price. Tenure, contractual documents and financial commitments warrant independent professional review; an agent’s assistance does not replace that review. First-time and international buyers should establish what support is actually available at each stage.

Since Stone London lists developments across several neighbourhoods, comparing transport connections, surroundings and everyday journeys in person can be useful. Prospective tenants should ask specifically about current rental availability, as the supplied website material predominantly presents homes for purchase.

The Stone team have been absolutely fantastic in the process of buying a flat. I had the pleasure of liaising with Dennis & Lawrence, who were very accommodating in viewings. They excellent knowledge of the developers and apartment, which filled me with confidence in the prospects of purchasing a new build. As a first time buyer, they took me through the whole process & no question was stupid! I have now moved into the apartment and absolutely love it. Thank you very much Dennis & Lawrence!

I had an excellent experience working with John from Stone when purchasing my first home. John was incredibly professional, knowledgeable, and accommodating throughout the entire process. He went above and beyond to ensure I was comfortable, even allowing me to view the flat twice when I wanted to get a second opinion from a friend. John also connected me with a great finance agent and guided me every step of the way, making the usually stressful home-buying process feel much more manageable. Even after the purchase, he was available and quick to provide information ahead of my move-in. I highly recommend John and Stone for anyone looking for a smooth and supportive experience when buying a property.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
