Editorial context
Working with a provider in Philadelphia – what matters
When appointing a property manager in Philadelphia, owners should first establish which responsibilities will be covered for their particular rental property. For Skyline Property Management, the selected reviews indicate maintenance coordination, comparison of contractor bids and support with rent adjustments. The supplied sources do not clarify whether these activities are included in standard management fees or charged separately.
A written service schedule is useful. It should identify responsibilities, repair approval thresholds, potential additional charges and reporting arrangements. If multiple contractor bids are obtained, owners should ask how they are compared and how contractors are selected. Documentation and inspection of completed work also deserve attention.
Before a new tenancy begins, the property's condition and functional checks should be recorded clearly. Relevant items include heating, hot water, plumbing and any installed air-conditioning equipment. The contrasting reviews about move-in condition and communication make it particularly useful to ask about inspection procedures, urgent maintenance reporting and escalation routes.
For rent adjustments, owners should ask which comparable properties are used and how location, condition and amenities are taken into account. The overall Google rating provides an initial reference point, but it does not replace reviewing the contract or discussing the specific property. Termination provisions and the transfer of records when changing managers should also be addressed. These are general service-selection considerations, not legal advice.

Selected reviews on Google
The supplied Google data reports 4.5 out of 5 stars from 246 reviews. Within the provided selection, prompt responses, clear communication and organized cooperation receive repeated praise. Two positive reviews explicitly come from service or repair partners. An owner review highlights multiple contractor bids, maintenance services and comparable rental data. Experiences concerning move-in condition differ: a service partner praises thorough final inspections, while a tenant review reports substantial defects, including gas leaks, plumbing problems, faulty air conditioning and a lack of hot water. That reviewer also criticizes complaint handling and unanswered messages. This is a selection of subjective accounts, not a complete or independently verified assessment of all reviews.

Skyline Property Management is one of the most professional companies I’ve worked with. They truly care about providing top-quality service for their clients and tenants. Their communication is clear, they respond quickly, and they always make sure everything is done right. Definitely a great team to work with!
If I could give lower stars, I would. Wasted so much time, stress and money trying to move into a Philly row-home rental with this company that turned out to be uninhabitable. When we moved in, it was clear the place was neglected and had severe gas leaks, bad plumbing, leaking non-functional AC unit and no hot water (water heater broken and then unable to be replaced properly because of gas leaks). We were able to get out of the lease after fighting with them for weeks but it was horrible dealing with this unprofessional and negligent company. They were rude and higher ups ignored many calls and messages. I could write so much more but the story is so long that I’ll leave it here. DO NOT associate with this company. In my experience, they are not reliable, have poor communication, are unprofessional and don’t take care of their properties. We could probably take them to civil court to g
We have been working with Skyline for a little over a year now as one of their appliance repair vendors and the experience has been great. Their team is very responsive and organized. We are honored to be one of their partners. 5 stars!
We have been with Skyline since 2013, they are wonderful about getting multiple bids and communicating with us quickly. Their new services for maintaining our property is great, and helps our properties stay in good shape. They also provide us with comps when we are adjusting for rents and which are helpful in keeping tenants long term.
