Editorial context

Working with a provider in Philadelphia – what matters

When choosing a property manager in Philadelphia, owners should first establish whether the provider’s experience matches their property. Individual rental houses, multifamily buildings, and larger portfolios can require different approaches to leasing, maintenance, and reporting. Since Bay Property Management Group identifies these property types as its focus, prospective clients should ask about comparable properties under management and their local points of contact. Group-wide portfolio figures do not establish the capacity of an individual office.

A clear scope of services and costs is equally important. For the published management fee of 5–8 percent, owners should clarify the calculation basis and which tasks are included. Leasing, renewals, and rental license supervision carry separate charges. A written quote should therefore explain any additional costs, termination terms, and responsibilities during vacancies.

Maintenance is a documented service area, including emergency coverage. Prospective clients should distinguish between a service being reachable and a repair actually being completed. Useful questions concern spending approval limits, contractor selection, documentation, and communication with owners and tenants.

For leasing and ongoing management, transparent procedures for applicant screening, lease administration, rent collection, and property inspections are relevant. Responsibility for local registration and licensing requirements should also be explicitly agreed. These considerations provide general guidance rather than a legal assessment of a particular management agreement.

Selected reviews on Google

The supplied reviews are a selection of five entries, all rated five stars, and do not represent the complete Google review profile. Recurring praise concerns prompt and consistent communication, courteous contacts, and support with move-ins and repairs. Several reviewers describe maintenance handling or replacement of faulty appliances positively. An owner also characterizes the working relationship as clear and well organized. Critical points appear only occasionally within the positive accounts: one reviewer mentions a more difficult first year and extended outages of essential appliances. The same reviewer welcomes appliance replacements and partial rent refunds. This selection does not establish a recurring pattern of criticism.

I had a great experience with Bay Property Management, from going to view the house through the time I moved out. Everyone was responsive, polite, and helpful. My Property Manager was especially kind and responded quickly anytime I reached out. A rock hit the front storm door while mowing, and we took quite a while figuring out the best course of action (we thought we'd be able to do it ourselves, but couldn't get the right part). He was very patient while we were deciding what to do, and when it came time, worked hard to get the best price for the repair. I got much more of my security deposit back than I thought. I can't thank him enough for his time and consideration.

Bay Property Management Group has been professional, responsive, and easy to work with. Communication has been clear throughout the process, and they've answered our questions and handled any maintenance requests promptly. The entire team we've worked with has been courteous and knowledgeable and made the new-to-me landlording experience straightforward and stress-free. I appreciate their attention to detail and would recommend them to anyone looking for reliable property management services.

Worked with Bay Property Management Philadelphia earlier this year to move into a home in the Blue Bell / Norristown area. Communication with the property manager was very consistent, home was received in very good shape, and the PM stayed in touch consistently following the move to answer questions, including a small repair (that was known and addressed efficiently). Moving is always stressful, but overall the PM did his best to make this a positive experience, no surprises or incongruity.

I've lived here for a few years now and overall have a really good experience. Things were a bit rough the first year, but property management has been very generous with appliance replacements and partial rent refunds when essential appliances were broken for extended periods of time. We recently got a new property manager, Risa, and she has been amazing! So friendly and attentive. Lately I've had to submit a few maintenance requests and she always follows up personally to make sure it was taken care of. It's because of her that I feel confident in staying another year+, so long as rent doesn't increase too much!

My refrigerator broke and my property manager was extremely helpful and very communicative with me about getting new one. He was and is very respectful, patient and kind. I appreciate him and when I’m frustrated he has the ability to help me see the up side of things. He’s great!
