What to look for in London

With agents in London, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in London – what matters

When choosing an estate agent in London, first establish whether the requirement is a sale, a letting or ongoing property management. Prime London lists all three areas. It is therefore useful to record the precise scope of work and the Riverside office’s responsibilities in writing. Company-wide transaction volumes or assets under management do not replace an assessment of experience with the particular location and property type.

For a sales or rental appraisal, prospective clients should ask about the comparable properties used, the recommended asking price and alternative marketing strategies. As the agency mentions professional photography, video and international referral partners, clarify which activities are proposed, what they cost and how viewing feedback and offers will be reported.

For owners requiring management, important points include the distinction between tenant placement and ongoing support, repair authorisations and communication with tenants. Clear arrangements should cover named contacts, availability, urgent maintenance reporting and the appointment of external contractors. The supplied review selection illustrates why communication during a transaction and support throughout a tenancy should be assessed separately.

Before signing, also examine fees, potential additional charges, contract duration and termination terms. The website states that the agency operates without a restrictive tie-in period; the conditions applying to a specific instruction should be confirmed directly. These points provide general guidance rather than legal advice.

Selected reviews on Google

The supplied Google data shows a rating of 4.8 out of 5 from 339 reviews. Recurring positive themes in the provided selection include prompt responses, personal attention and support throughout purchases, sales and lettings. Positive accounts also mention market knowledge, regular progress updates and efficient assistance with property management issues. One critical review describes the initial viewing and letting process as efficient but reports that a boiler breakdown took around three weeks to resolve during the Covid period, a smaller request went unanswered, and subsequent viewings were poorly coordinated. Experiences therefore differ particularly in relation to ongoing tenancy support. This summary reflects a selection rather than the full set of reviews.

I recently bought a property through Prime London Residential (Riverside) and I have to say Shannon Peacock is an absolute star! Shannon listened to what we were looking for and showed us two amazing apartments, one of which was perfect and is now our home. Once the offer was accepted I thought that would be it, but Shannon stayed in touch throughout, checking all was on track, chasing up answers and making sure everything went as smoothly as possible. I'd highly recommend Shannon if you're looking for a home or investment property. She's amiable, professional, quick to respond and just SO good at her job! Thank you, Shannon.

Rented via Prime a number of years ago - had an underwhelming experience. When it came to viewing and renting a property, everything was very efficient. However, during our rental, they were slow to fix an issue which arose in the property. Our boiler broke during winter and this took around 3 weeks for them to sort. The first engineers they sent had no idea what to do. This was during Covid times so maybe there is some excuse, but it still left us with cold water for a considerable amount of time. A different minor request was just ignored. Towards the end of our tenure, they asked one of us to be in the property so they could show new prospective tenants around. One time, they just didn't turn up - no notice/apology. Another time, a group of lads turned up to view the property without a Prime agent, so we just had to show them round. Very strange. Randomly once, an architect entered

I think Prime is a really exceptional agency. I sold my flat on the river through them recently and they know the market incredibly well. They got more viewings in 6 weeks than the previous agency had in six months. Followed by several offers and then my final buyer. The team is keen, motivated and sharp. But they are also unbelievably friendly, lovely to deal with and unlike any estate agent I've come across before. They love what they do and they do it well. Professionals who keep you in the loop throughout. No chasing and waiting. They're unbelievably good communicators and have an impressive work ethic. If you want someone on your side from the get-go, use these guys!

We had an exceptional experience with your company and especially with Daniel, who helped us secure our apartment in Central London. Having travelled to 53 countries over 20 years, we can confidently say this was one of the most professional and genuinely caring experiences we’ve had. After weeks of frustrating dealings with other agents, Daniel stood out from the very first message which was prompt, transparent, and truly empathetic. He took time to understand our needs, guided us through every step, and ensured both our and the owner’s interests were well cared for. His sincerity, patience, and professionalism turned a stressful process into a seamless and reassuring one. As business owners ourselves, we deeply value such commitment and personal touch. Daniel truly represents what great service should be and thank you for making us feel at home in London.

Our house is managed by Prime London, and the experience has been great. Whenever something comes up, they deal with it quickly and efficiently, which makes things so much easier for us. It’s really reassuring to know we can rely on their support, and the service they provide has been excellent. We’re genuinely grateful for their help and would happily recommend them.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
