Editorial context
Working with a provider in Philadelphia – what matters
When choosing a property manager in Philadelphia, the first step is to establish which services the particular building requires. OCF Realty lists leasing, tenant relations and building maintenance. To compare proposals, it is important to clarify how the management agreement defines these areas: which tasks are included in ongoing management, which attract separate charges and which decisions remain with the owner? Coverage for the specific location should also be confirmed, since a general regional service area does not automatically establish the scope of property management services.
For multi-unit buildings, cleaning, waste disposal, building systems and repair coordination deserve particular attention. Prospective clients should ask about maintenance reporting channels, the distinction between emergencies and routine requests, and documented procedures for handling requests and providing updates. Contractor selection, checks on completed work and spending approval thresholds are also relevant. These questions relate to OCF Realty’s stated maintenance services without assuming that any particular task is included.
For leasing and tenant relations, it is useful to document points of contact, communication channels and procedures for transferring records. When management changes, outstanding repairs and existing cases should be handed over in a traceable way. Since OCF Realty also offers brokerage and development, any such additional assignments should be clearly separated from ongoing management. Online reviews can inform questions for an initial discussion, but they cannot replace a specific proposal or an assessment of the agreed services. This is general guidance, not legal advice.

Selected reviews on Google
The supplied Google data shows a rating of 3.9 out of 5 from 891 reviews. Critical accounts predominate in the provided selection. Recurring themes include reviewers’ reports of delayed or unaddressed maintenance, difficulty reaching staff and insufficient updates. Individual accounts also describe poor cleanliness in common areas, elevator outages, water damage and concerns about contractors’ work. Another review criticizes construction noise on Christmas Eve. One positive review praises a property inspector for being considerate and efficient and for immediately fixing a leaking sink; the same review also reports a lengthy preceding wait for maintenance assistance. These are selected subjective accounts, not a representative analysis of all reviews or an independent verification of the events described.
Since this company took over our lease from the previous management company, the building conditions have deteriorated dramatically. Common areas have gone uncleaned (trash, debris, and feces smeared on the floor) despite repeated complaints. The lobby was left in a severe sanitation condition for over a week. The trash rooms in the entire building are overflowing to the point of being unsafe to open the doors. Elevators (which had little to no issues at all prior to OCF purchasing the building) fail regularly with no communication or repair timeline, causing our building to effectively be an 8 story walk up. I reported these issues in writing and requested corrective action before posting, but simple building maintenance should not require escalation to this point. I’d warn anyone away from their properties as there is little to nothing you can do as a tenant to get a response and appro
I could not recommend renting with OCF less. My carpeted bedroom has flooded over 3 times in the past month and reeks of mildew, and they have not sent a plumber despite me calling, texting, emailing, putting in multiple maintenance requests, and even showing up to the office in person. They truly do not care about their tenants and will take your rent money while leaving you in unlivable, unsafe conditions.
Always condescending in person and over the phone. It’s amazing that there’s like 30 ppl in the office but only 1 or 2 taking phone calls. They have their priorities, getting your signature and money asap, customer service is not one of those priorities. Most (not all) but most of their contractors suck, always scuff my walls in and out, leave trash behind, and don’t do a great job of caulking. —— Update after 5 years living at an apt with OCF What I stated previously still stands. Without going to to full blown detail, I had a few major issues with them after that. 1. My HVAC condenser unit was installed on a wooden platform in my roof. I contacted them 4 times via phone asking for someone to come repair/replace the weather warped boards of wood because it would fall. Eventually they fell and the only thing stopping them from breaking into my sunroof window was scrap wood I placed
This company is allowing loud, disruptive construction to run all day on Christmas Eve in a strictly residential neighborhood near 5th and Wood St. It shows a complete lack of respect for the people who actually live here. This is a day meant for peace, family, and quiet, not industrial construction noises echoing through our homes. Any company that thinks this is appropriate clearly has terrible judgement & prioritizes profit and convenience over basic decency and community standards. If this is how they operate, I wouldn’t trust them to handle anything responsibly.
Giving our property inspector Andre a proper 5 star review!! Came into our unit with booties over his shoes to ensure he didn’t track in any dust/dirt which was super helpful since this is a shoes off at the door household! Also once I mentioned our leaky sink he happily went down and tightened it up and fixed it for us! After months of maintenance team not coming out it was nice to get some in the moment help from him! He came in while I was working from home and taking calls and was super respectful, quiet and efficient! Anytime he needed to ask a question or say something he made sure to wave me down to not interfere with my work calls and let me know before turning on appliances so I wasn’t caught off guard by any sounds! Would definitely recommend! ⭐️⭐️⭐️⭐️⭐️
