Editorial context

Working with a provider in Denver – what matters

When choosing a property manager in Denver, owners should first establish how much operational responsibility they want to retain. A digital model such as Nomad’s leaves some tasks with the owner, while management through local partners provides for work on the ground. A written division of responsibilities is therefore important: Who arranges showings, handles move-in, communicates with residents, and commissions repairs?

When guaranteed rent is offered, owners should look beyond the monthly payments. Before engaging a provider, it is advisable to review eligibility requirements, start date, duration, exclusions, and procedures for missed rent payments. An advance on future rent should also be assessed for its terms and its effect on later payouts. Since Nomad notes market-specific differences, availability should be confirmed for the particular Denver property.

For cost comparisons, ongoing management fees should be separated from additional expenses for marketing, showings, or tenant turnover. For maintenance, owners should ask about spending approval limits, availability, contractor selection, and documentation of completed work. Round-the-clock remote support should be distinguished from an on-site response.

Applicant screening, lease documentation, and access to statements through the portal also deserve attention. Google reviews can provide additional perspective, but they do not replace a review of the actual service scope and contract terms. These points provide general guidance, not legal advice.

Zach W was very helpful, communicative and responsive and we were able to work together seamlessly as a team to secure a tenant for our property 18 days earlier than average! Working with Nomad and Zach was straightforward and easy! Now we have peace of mind as we secured a tenant for 2 years at the listing price we asked for. Thank you Zach and Nomad! Highly recommend working with them.

I would like to say that I am a skeptical person and now days it is hard to trust a lot of different businesses. I will tell you this...Nomad is a company you can trust to do what they say they would do. Zack was my Representative who helped me the full way through my process until my house was rented (which might I add was only 5 days after posting). Zack and his assistant Hwai answered every question and guided me from A to Z. The whole process was super smooth and I would not only recommend Nomad for your rental property needs but Call ZACK! who is very knowledgeable and treats you with the respect and trustworthiness that you will need while preparing to rent your property. So thank you to Nomad and Zack and Hwai. I will be refering anyone i know who be renting their propertys to them!

I just wanted to give a quick shout out to Nomad Property Management--especially as this pertains to the work of Hayley and Matthew. Matthew was incredibly helpful right from the start, taking the time to walk me through the whole process with care and transparency. When Hayley stepped in to manage the onboarding, I was pleasantly impressed by her always timely communication and coordination skills. Now that my tenant is all settled in, I am feeling peace of mind, not only in knowing everything was handled with such wonderful care but also, in the security of understanding that I am supported throughout the duration of my lease. Thank you all so much for the stellar service!
