Editorial context
Working with a provider in Philadelphia – what matters
When choosing a property manager in Philadelphia, owners should first establish which tasks are actually included in the agreed scope of work. These may include arranging viewings, processing rental applications, and coordinating repairs. The supplied accounts concerning New Age Realty Group touch on these areas, but they do not replace a written service description from the provider.
Procedures for technical problems deserve particular attention. Useful questions concern availability for urgent issues, maintenance request records, responsibility for arranging contractors, and updates on progress. For recurring defects, prospective clients should ask how underlying causes are investigated and further action is agreed. Owners may also wish to discuss routine condition checks and approval procedures for larger expenses.
For prospective tenants, current property information and a careful viewing are important. Anyone who relies on an elevator or particular amenities should explicitly confirm their actual availability before signing. Key handover, building access, and move-in contacts also warrant attention.
Any additional monthly charges should be explained alongside the specific services they cover. Asking about application criteria and the treatment of co-signers at an early stage is also advisable. Google reviews can suggest relevant questions, but the predominantly critical selection supplied here does not represent all 576 reviews. These points provide general guidance rather than legal advice.

Got desperate and applied for an apartment with New Age Realty but was denied due to credit, despite having a qualified co-signer, stable income and stellar rental history after having rented with them twice in the past...so I figured, hey, why not FINALLY talk about the nightmare they put me through during my lease in 2022-2023! If my bad credit is my only reputation, this here is New Age’s reputation: In September 2022 I signed a lease at 4816 Cedar Ave 3R (according to the current listing, it costs even more now, which is hilarious considering it's just as desperately in need of renovation as when I lived there.Deceptively outdated photos). Red flag #1: When I visited, the apartment had a lofted space that was not mentioned in the original listing. Weird, right? Usually that's a selling point. Maybe due to the insane amount of water damage darkening the walls. Durrant said that New Ag
My experience with New age has been interesting. I originally found Bob while looking for apartments on an app, and after he showed me one apartment, he suggested that I may like the building I currently live in better. He was incredibly helpful and super responsive, and I am very grateful for him walking me through the process. My overall review of New Age as a whole is neutral. They have warm accommodating staff, and some not so much. Several tenants in my building, including myself have expressed concerns regarding safety (electrical work, stolen packages) .. and have even made suggestions that would make our apartment building better. Tenants need transparency and proper communication to have a mutually respectful relationship with their realtor/property manager. Tenants don’t want to pay additional fees for a “Benefits package” without actually receiving the benefits they were pr
In my opinion and experience New Age and Florence Gardens Apts. do not have motivation or care to invest in or improve their buildings. Or make the building habitable in a way that is worthy of charging the prices they do. I feel strongly impacted by their decision to never fix "decommission" the elevator in Florence Gardens. Even though it is quote "Promised" on the lease as a Feature of the Property they "Promise" to maintain... I live on the fourth floor and this impacts me greatly. I am disabled.and live with chronic pain and crushing fatigue. When choosing this building to live in, I signed the lease because I was aware the building has an elevator and that it was "Promised" to be maintained, stated in the lease. I trusted that. And upon move-in day I find the elevator not working. Upon asking New Age about this, while also reminding them about the lease "Promise". I was told that t
I live in the Emerson and have had several issues handled poorly. Moved from out-of-state, arrived at the apartment building after a 13 hour drive and New Age Realty had given us the wrong keys. I called the "emergency line" to report this, never received a call back, and was still not given the correct keys to the foyer until days later. Our mailbox did not lock, our stove did not light. AC has broken multiple times during 100 degree heat waves. I pay a required monthly $25 "Residents Benefits" fee but there are no benefits to be found.
I only recently started living in a new age building but I’ve already had cause for concerns. The plumping in my apartment has had a reoccurring problem and doesn’t flush fully. Instead of treating the root cause, maintenance will come and “unclog” my toilet while also bringing up a ton of gunk/debris. The “solution” will barley last so I keep putting in the same work order because they’re not actually fixing anything.
