What to look for in London

With agents in London, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in London – what matters

When choosing an estate agent in London, clients should first establish which services are actually included in the appointment. The supplied accounts for MyLondonHome mainly concern sales; lettings appear in the provider’s name but are not explained in detail. Owners should therefore ask specifically about the scope of each service, including valuation, marketing, viewing arrangements and support through to completion. For lettings, it is also important to distinguish tenant-finding from ongoing property management.

For a sale, useful comparison points include a reasoned pricing recommendation, experience with comparable properties in the relevant London neighbourhood and clear communication arrangements. Before appointing an agent, clients should obtain written details of fees, including any applicable VAT, the contract term, termination conditions and any exclusivity provisions. Agreeing on a main contact and the frequency of viewing feedback and progress updates can also help set expectations.

Buyers should seek documentary confirmation of statements about building systems, warranties and whether any cover is transferable. Where questions remain, a technical inspection and discussion with the appointed solicitor may be appropriate. This general precaution does not replace individual professional or legal assessment.

Google reviews can offer indications of communication and service. However, a selection of individual reviews represents neither all customer experiences nor the quality of every future instruction.

Selected reviews on Google

In the supplied selection of Google reviews, recurring positive themes include professionalism, advice and regular updates during the sales process. Several sellers describe committed support through to completion, with Steven Herd and Andrew praised by name. One critical buyer review, however, challenges repeated assurances about a heating system and an alleged new-build warranty which, according to the reviewer, proved unfounded. The stated overall Google rating is 4.5 out of 5.

Steven Herd of My London Home provides the most professional estate agency service in London. From first contact to completion, he goes above and beyond to ensure everything goes smoothly and well. You are in safe hands with Steven and with Andrew. I cannot recommend this company highly enough!
Heather Harrison-Tams · 2 months ago · Review on Google
We recently sold our flat through MyLondonHome. Our estate agent was Andrew at the Waterloo office. He was very professional and provided timely updates to us both on how viewings went as well as any questions we had. He ended up finding us a good buyer who we hope will be very happy in our flat!

Sold a property with My London Home and found them to be extremely professional and knowledgeable throughout. Gave very good advice and kept me well informed along the process. Would definitely use again.

I am pleased to share that I had a great experience working with Steven Herd of My London Home to sell my London property. He was professional, reliable, and really put in the effort to get the job done. Steven went above and beyond throughout the process, keeping me informed and making sure everything ran smoothly in what was a tricky time, getting the sale over the line before the stamp duty increase. I'm very happy with the service he provided and would have no hesitation in recommending him to anyone looking to sell.

I purchased a property through MyLondonHomes and dealt directly with Wendy Gould. Prior to exchange, I raised multiple questions about the heating system. Each time, over the phone, I was assured everything was “all good” and fully covered under a new-build warranty. I was told that if the boiler or heating failed, it would be protected. None of this has proven to be true. There is no warranty in place and no such cover exists. These were not innocent oversights. The assurances were repeated, consistent, and made with confidence. This was not an accidental slip, it was misrepresentation to push the sale through. I have the clear recollection of those conversations, both with myself and with my solicitors who were being repeatedly contacted to accelerate completion. I expect the agency will respond with the usual script: “We are sorry, please provide your details and we will look into i

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
