Editorial context
Working with a provider in London – what matters
When choosing an estate agent in London, first establish which company will accept the instruction and which services the particular branch provides directly. This is especially relevant here because the Google listing names Marsh & Parsons, while the website materials concern Frank Harris & Co. and describe a partnership. The contact person, contracting entity and allocation of responsibilities should be clear before proceeding.
For the documented focus on residential sales and lettings in central London, experience with the specific neighbourhood and property type is a useful selection criterion. Prospective clients can ask about comparable properties, the reasoning behind a price recommendation and the proposed marketing process. The scope of work, fees, contract duration and potential additional costs should also be explained clearly. A valuation offered on a website should not automatically be treated as a formal survey or valuation report.
Landlords should distinguish tenant placement from ongoing property management. For management services, discuss repair reporting, expenditure approval limits, availability and communication with tenants. The selected reviews illustrate why the letting process and subsequent management should be considered separately, without supporting a general judgement about quality.
For corporate lettings, international relocation or refurbishment, agree on specific tasks and the involvement of external partners. According to the source, mortgage advice is provided through London Mortgages; its scope and terms should be checked directly. Reviews can offer supplementary insights but do not replace comparing proposals or verifying which branch they concern. This is general guidance, not legal advice.

Selected reviews on Google
Recurring positive themes in the supplied selection include clear communication, responsiveness, professional support and a straightforward letting or sales process. Several reviewers highlight persistent coordination during property sales; one describes support continuing after a tenancy was arranged. One critical review explicitly distinguishes a positively viewed lettings team from property management considered inadequate. It reports delayed repairs, unresolved maintenance problems and extensive correspondence. These reviews are a selection, not a complete analysis of all 600 ratings. Several texts name Frank Harris & Co., and one explicitly concerns its City and Clerkenwell office. Their attribution to the listed Bloomsbury provider is therefore limited.
Jaydn helped me secure my rental property around two years ago, and the whole process was smooth and straightforward from start to finish. He was professional, efficient, responsive and always clear in his communication, which made the experience much less stressful. More recently, he also took the initiative to keep me updated on the new tenancy regulations and promptly confirmed how the changes would affect my current contract. I really appreciate his continued support and attention to detail, even long after the original tenancy was arranged. I would highly recommend Jaydn to anyone looking for a reliable and knowledgeable lettings professional.
I cannot recommend Adam at Frank Harris highly enough. From the very beginning to the day we completed the sale of our flat, Adam was exceptional. Selling a property can be incredibly stressful, especially when there are delays with solicitors and endless back-and-forth, but Adam was always one step ahead. He kept everyone focused, chased all parties relentlessly, and made sure the sale continued moving towards completion. Without his persistence, professionalism and determination, Communication was outstanding throughout the entire process. Adam was always available to answer questions, kept us updated regularly, and gave us confidence even when things became challenging. If you're looking for an estate agent who genuinely cares about getting the job done and will go above and beyond for their clients, Adam is the person to trust. Thank you for all your hard work—we truly appreciate eve
While the leasing team is great, the maintenance team cannot seem to get it together. We moved in only three months ago into a Frank Harris-managed property, and we've already had a slew of maintenance issues. The property managers do not appear to be trained sufficiently to handle even the most basic of maintenance issues. We had open electrical socket, broken blinds, malfunctioning shower heater, fallen plaster, and other more minor issues. The only fast turn-around was for a clogged sink. We have been very patient but our patience has run out after nearly 100 emails back and forth with them. We are going on days without the ability to have a hot shower.
Lottie Cavill was fantastic throughout the whole process. She was professional, responsive, and made everything feel straightforward and stress-free. Her knowledge of the market and attention to detail really stood out, and she kept me well informed at every stage. I’d highly recommend her to anyone looking for a reliable and supportive estate agent.
We just sold a flat tin the Barbican through the City and Clerkenwell Office of Frank Harris. We would highly recommend Mark Hillary, who did a very professional job for us. He was very focused on the detail and great at communicating with both us and the buyer.

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
