Editorial context
Working with a provider in Denver – what matters
When choosing a property manager in Denver, owners should first establish whether the company’s specialization matches their portfolio. hello management’s documented focus is on multifamily properties and build-to-rent communities. Owners should therefore ask about experience with comparable building sizes, construction periods and building systems. For older apartment buildings in particular, regular inspections and a clearly documented plan for major maintenance work are useful selection criteria.
The management agreement should define the service scope: which tasks are included in the base fee, which incur additional charges, and what expenditure thresholds require owner approval? The supplied sources do not include a specific fee schedule. Responsibilities shared between in-house staff and external contractors should also be established in advance.
Since hello management identifies AppFolio and owner and tenant portals as part of its operations, a demonstration of the available reports would be useful. Beyond data access and digital requests, owners should assess the clarity of statements, documented progress on repairs and escalation procedures for urgent damage. The selected reviews describe differing experiences in these areas; they do not replace an assessment of arrangements for the specific property.
For leasing and tenant screening, criteria, documentation and responsibilities should be transparent. Questions about local requirements or individual disputes also call for a distinction between administrative support from the manager and independent legal advice. The company itself states that it does not provide legal advice.

Selected reviews on Google
The supplied Google data shows a rating of 4.3 out of 5 from 358 reviews. In the provided selection, several reviewers praise prompt responses, respectful conduct and the work of individual management and maintenance staff. Help during move-in and clear explanations of repairs are also mentioned positively. Critical reviews, by contrast, describe difficulty reaching management, delayed or allegedly inadequate repairs, and water or sewage problems. We’ve lived here for six months and it’s been nothing but a mess. We were actually approved for a different apartment complex for a two bedroom that didn’t exist.. We had to pivot to a different property.. Move-in day we did not receive our keys. We had to go through hoops trying to contact the management company to try and get our keys so we could move in. Once we were moved in, we realize that nothing in the kitchen worked, the fridge, the sink, the stove.. we lost about 400$ worth of food. Right now, we’re experiencing extreme leakage and flooding in our kitchen. They came today to “fix” it, The problem seems to be worse now. I’m unable to get a hold of anybody from hello management ever. They charge admin fees for everything under the sun.. But there’s never any admin to even talk to. We were considering signing another lease but now realizing how much mold is accumulating in the wal
I’ve lived here for around 8 months and Management (Hello Management) and Maintenance (April) has been attentive, professional and expedient. The view here is also nice off the good sized deck…and the kitchen has all amenities. Sure, it’s a little older, but well taken care of. 5 stars at this time! I forgot to write that I do need to purchase my own air conditioning unit before summer… other than that I love this place.
Leaving this review specifically about Michael Kish, the maintenance guy. Came out quickly after putting in a maintenance request for our AC unit, he determined that the compressor was bad and got us a whole new unit pretty quickly. Very helpful and explained things well.
DO NOT RENT FROM THEM. The shared laundry has been down at my unit for OVER two months. Now the laundry/storage space has been flooding due to pipes being backed up and not getting a technician out. There’s feces all over the floor. This is a biohazard and has been backed up for over 48 hours. My apartment now reeks of feces. Maintenance requests have been submitted. I’ve talked to the “property manager” a handful of times and still not fixed. My rent was raised during this time as well since I am currently month to month. So not only have none of the issues have been fixed, I’m paying more for less. I’m so upset. I can’t get any sort of communication. Real people live in this complex of 8 units and no one seems to care about anyone living here. This is not okay. UPDATE!!!!!!!!! MY APARTMENT IS NOW HAVING BACKUP THROUGH THE TUB AND WONT DRAIN THE TOILET OR SINK. OTHERS AT THE COMPLEX
I know my household and I have only lived here for a few months, but I can honestly say the experience we’ve had with management has been the best we’ve ever had anywhere. From day one, we felt welcomed and supported, and that has made such a difference in making this place feel like home. The maintenance team deserves a huge thank you as well. They are always quick to respond, respectful, and efficient. It’s clear they truly care about the residents and take pride in what they do. Knowing that any issue will be handled in a timely manner gives us a lot of peace of mind. I especially want to take a moment to recognize Katie, the resident manager. I’m young, and this is my first place on my own, so stepping into this new chapter of life felt overwhelming at times. Katie went above and beyond to guide me through the entire process. Whether it was helping me get utilities set up in my nam
