Update: 3 months after posting we have no hot water again like clockwork. But also the annual “things over growing and they do nothing about it” season is going strong. If your assigned spot is along foliage? Enjoy parking in branches and plants and such until winter because they won’t do anything about it. 🥳 I have been a resident at Rutledge Court Apartments ever since it was taken over by Greenzang roughly 7ish years ago. I’ve tried getting out countless times but we all know how much rent anywhere is anymore so… relatively trapped. During my time here it’s been nothing but issues. The building itself and apartments themselves are relatively fine… the maintenance and management of it? Abysmal. We lose hot water almost every other month to every 3 months, and it’ll be out for 1-3 days at a time (currently on day 2 of this round). Landscaping? They don’t know her. Grass gets cut but

I lived here for two years and theeeeeee biggest issue was maintenance and communication. During the winter, my heat went out for three days and it got cold enough in the apartment that I could literally see my breath. There was also a leak from the apartment above mine, thankfully while I was moving out, and dealing with maintenance throughout that process was unnecessarily frustrating. They lost their copy of my key, which meant I had to leave work early on more than one occasion just to let them into my apartment. Another issue was cockroaches. Before leaving for a trip, I thoroughly cleaned the apartment, but when I came back I found roaches in the cabinets. Maintenance took about a month to respond. They later claimed they had sent an exterminator but said he couldn’t get into the building because they didn’t have the correct phone number for me. I had specifically taken time off w

Day 4 of no hot water or heat. No update other than a tech coming Saturday at 4:30. Report went in on Friday when it went out. Do not rent from this company. They will treat you like you are nothing. Talk about you behind your back as if you did something wrong by wanting a habitable place to live. They neglect the property. Leave trash all around with overflowing dumpsters. Neglect the driveway to the point where your vehicle will be damaged. This is the third owner in 20 years & a true slumlord.

I have lived here for a little over a year. Things have been going downhill for months, mosquitoes have been coming in my apartment through the built in air conditioning unit for about 7 weeks and Greenzang can’t seem to figure out how to fix it, even with the exterminator telling them what to do. Water leaked through the wall and electrical outlet in my daughters room and no one can tell me if the problem was fixed or not, this happened twice. The police and firefighters are here weekly it seems due to altercations between tenants and fire alarms going off for hours at a time. Do not live in a Greenzang property, they refuse to take care of their properties or their tenants. I have reached out to the property office, the office manager, I believe I have spoken to someone higher up as well, and yet all these issues continue to persist and escalate with greenzang, not one has problem has
