What to look for in London

With agents in London, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in London – what matters

When choosing an estate agent in London, owners and property seekers should first check whether its coverage and services match their specific plans. Dexters Clerkenwell explicitly lists sales and lettings and six coverage areas. Local area guides can provide useful background, but they do not replace an assessment of the particular location, property and transport connections.

Owners planning to sell or let should use the free valuation appointment to ask about comparable properties, the proposed pricing strategy and the marketing process. A valuation prepared for marketing purposes should not automatically be treated as equivalent to a separately commissioned professional valuation report. Before appointing an agent, it is advisable to obtain written details of the service scope, fees, potential additional charges, contract duration and termination terms. These details are not included in the supplied location text.

Landlords should also clarify whether they need tenant-finding alone or ongoing property management. Because Dexters describes property management and relocation at company level, the Clerkenwell office's responsibility for these services should be confirmed directly. Property seekers can make viewings more focused by setting out their budget, moving date, preferred features and target areas in advance.

Reviews offer additional insights into communication and support, but do not guarantee an individual's experience. The supplied selection contains only positive accounts. Published contact hours should also be distinguished from agreed viewing appointments or office visits. This is general guidance, not legal advice.

Great service and support! Brandon was fantastic throughout our apartment search. From the very beginning, he quickly understood exactly what we were looking for and focused on properties that genuinely matched our needs, saving us a lot of time. He was always responsive, professional, and honest, and we never felt pressured into making a decision. What stood out the most was his ability to identify the kind of place we were after almost immediately, making the whole process much more efficient and enjoyable. We would happily recommend him to anyone looking for a property in London!

We had a great experience viewing properties with Alice. She was friendly, professional, and incredibly helpful throughout the process. She was always responsive, took the time to answer all of our questions, and never made us feel rushed during the viewings. Alice made the whole experience smooth and enjoyable, and it was a pleasure working with her. We’d highly recommend her to anyone looking for a property. Thank you again, Alice!

The team in the Dexters Clerkenwell led by Brandon is very professional and thoughtful. Both Joshua and Alice tried their best to find suitable tenants, doing their utmost to ensure that both the landlord and the tenant were satisfied. They found a suitable tenant for my flat in a few weeks. Brandon also worked hard to liaise with the contractors on my behalf, doing his best to help me keep costs down. I am very satisfied with their work. If anyone is looking for a good estate agency, I would highly recommend this team.

We dealt with Alice at Dexters for our viewing of a flat for my two daughters and had a great experience with her from start to finish. She was punctual, gave us a comprehensive tour of the property. She also dealt with all our queries expeditiously during and after viewing. It was a pleasure dealing with someone so professional and efficient who made the entire process very straightforward. Highly recommended.

We’ve recently been working with Josh to arrange a new lease for a four-bedroom flat in the Barbican, and the experience has been excellent from start to finish. Josh has been incredibly helpful throughout the entire process, guiding us through every aspect of the contract and always being quick to respond to any questions we had. A huge thank you to Josh and the rest of the team for making the whole process so smooth and straightforward. We’ll definitely be coming back to Josh and the team for any future real estate needs.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
