Editorial context
Working with a provider in London – what matters
When choosing an estate agent in London, first establish whether the instruction concerns a sale, a letting or ongoing management of a rented property. The supplied reviews of Circa London Southwark touch on all three areas, but they do not replace a formal service description. Prospective clients should therefore obtain written confirmation of the scope of work and their points of contact.
For a sale, useful comparison points include a clearly explained pricing recommendation, knowledge of the immediate neighbourhood and an agreed process for viewings, offers and transaction progression. The review about a sale in the Roupell Street Conservation Area describes one transaction; it does not establish a broader specialism in conservation areas. For a comparable property, ask about relevant previous instructions.
For lettings and management, landlords should clarify whether the agreement covers tenant finding alone or subsequent management as well. Questions should address repair reporting, communication with tenants and tenancy renewals. Tenants can ask who will handle enquiries before and after moving in.
Before appointing an agent, check fees, potential additional charges, contract length and termination terms. Google reviews can offer indications of communication and service, but should not replace a comparison of specific proposals. The selection supplied here is strongly positive and does not necessarily reflect every customer’s experience. This is general guidance rather than legal advice.

I couldn’t recommend Ashley Whitbourne and Kit highly enough. Ashley, as the manager, and Kit, as the sales negotiator, both played an equally important role in the successful sale of my house in the Roupell Street Conservation Area, and I was extremely impressed with the service they provided throughout. From the outset, they were both professional, knowledgeable and incredibly proactive. The communication was excellent from start to finish. They kept me regularly updated, responded promptly to emails and messages, answered questions clearly and, importantly, were always on top of what was happening with the sale. I never felt that I had to chase them for updates or wonder what was going on. They were also excellent when it came to dealing with the buyer and progressing the transaction. They knew when to follow things up, how to communicate with the buyer effectively and how to keep e
I can’t recommend Sam highly enough! She has been absolutely wonderful throughout the whole process and went above and beyond to help organise my dishwasher. Sam was incredibly helpful, responsive and genuinely lovely to deal with. She made what could have been a frustrating process completely straightforward and was always so friendly and willing to help. It’s rare to come across someone who is so attentive and genuinely cares about helping their clients. I’m incredibly grateful for everything Sam did and wouldn’t hesitate to recommend her to anyone looking for a fantastic estate agent.
Had a really great experience with Circa. Riley and Sasha were both incredibly helpful, professional and responsive throughout the whole process. They made everything feel straightforward, kept me updated, and were always happy to answer any questions I had. Really appreciated how approachable and efficient they both were. Would definitely recommend!
I had an excellent experience working with Sasha Cimpoies, one of the letting agents. She was incredibly polite, professional, and patient throughout the entire process. She answered all of my questions almost immediately, which made finding and renting my flat so much less stressful. Sasha also supported me through reviewing the tenancy contract and continued to be available even after I moved in. Her dedication, responsiveness, and genuine care made all the difference. I couldn’t recommend Sasha more highly. If you’re looking for someone who is truly committed to helping her clients, she’s the person to work with!
I had a great experience working with Sam El Jani. Although she is relatively new to the firm, she has been incredibly knowledgeable, proactive, and helpful throughout my tenancy renewal. She was very responsive and did a great job helping me communicate and work through the renewal process with the landlord. I’m very glad to have her as my property manager and would highly recommend her to other tenants.

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
