What to look for in London

With agents in London, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in London – what matters

When choosing an estate agent in London, first establish which services the individual branch handles and which may be delivered centrally within the company. Chestertons’ website describes a broad residential property offering, whereas the supplied accounts concerning Covent Garden focus mainly on rentals. Experiences with lettings therefore should not automatically be taken as evidence of the service provided for sales or ongoing property management.

Prospective tenants should set out their budget, preferred location, moving date and property requirements early. Before making a decision, clarify availability, key tenancy terms, required documents and the planned steps through to handover. As several reviews describe searches under time pressure, explicit agreement on deadlines, points of contact and updates is particularly useful. Other customers’ positive experiences do not guarantee a particular completion timeframe.

Landlords should distinguish tenant-finding services from any subsequent management arrangement and record the agreed services, fees and responsibilities in writing. For purchases or sales, a clear explanation of pricing and a defined scope of agency services are useful points of comparison. The company’s stated membership of the Propertymark Client Money Protection Scheme provides a reason to ask how client money is handled and what protection applies to the proposed arrangement. Google reviews can supplement these enquiries, but they do not replace a direct conversation or examination of the service proposal. These observations provide general guidance, not legal advice.

The supplied Google data reports 4.9 out of 5 from 294 reviews. Across the selection of five five-star reviews, recurring themes include prompt responses, proactive communication and friendly support during the property search and rental process. Several reviewers describe assistance under time pressure and with communication or negotiations with landlords. One landlord reports that a tenant was found quickly. Mimi Pitman and Grace are mentioned by name. The selection contains no criticism of the provider; references to stress concern the broader experience of finding a home. This selection does not necessarily reflect the full range of reviews.

I had a wonderful experience working with Mimi Pitman at Chestertons Covent Garden. I only had about a month to find my next flat, and I came across a beautiful and convenient two-bedroom place near Bedford Square, close to my university. I called Mimi just minutes before the offer was about to close, and she immediately stepped in to help. She guided me through every step, worked quickly with me to secure the flat, and later gave me a thorough introduction to all the details of the property. Since this was my first time going through the renting process on my own, I really appreciated how friendly, warm, and responsive she was throughout. I’m super happy and satisfied with the outcome, and I truly felt taken care of. I would 100% recommend Chestertons Covent Garden and especially Mimi. I’ll definitely reach out to her again in the future if I need help finding another flat.

We recently moved into a beautiful new apartment in Central London and had such a great experience working with Mimi at Chestertons throughout the entire process. From our first viewing through to move-in day, Mimi was incredibly communicative, responsive, and helpful every step of the way. Moving can often feel stressful and overwhelming, but she made everything feel smooth, organised, and straightforward. She was always available to answer questions, kept us updated proactively, and genuinely made us feel supported from start to finish. Her professionalism combined with a warm and friendly approach made a huge difference. Thank you, Mimi, for helping me and my partner find and move into a place we’re so excited to call home. We’d highly recommend working with her to anyone looking to move in London.

As a landlady, I have been very impressed with the services of Chestertons, Covent Garden. Grace has been a great help throughout — always friendly, efficient and quick to respond to any queries. She found us a tenant very quickly and made the whole process straightforward.

Grace was so helpful throughout the whole process. My flatmate and I were on a real time crunch for finding a flat, and she was always super responsive, helped us with any questions we had, and we felt really supported by her when negotiating with the landlord. Our experience flat hunting had been a bit of a struggle before, so it was really nice to be so well supported by Grace and have everything run smoothly. Thank you so much!

Grace is the best estate agent I’ve ever interacted with. She really put in a shift to help progress the property we’re looking at and was incredibly proactive throughout the whole process. Renting a property in London can often feel stressful and tiring, but Grace made the whole experience seamless and easy to navigate, often even working out of office hours to help move conversations forward. Having someone like Grace representing Chestertons really shows the quality of the brand and the calibre of people they attract. When you’re dealing with a property search via Chestertons, ask them for Grace as your key contact!

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
