What to look for in London

With agents in London, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in London – what matters

When choosing an estate agent in London, the first consideration is whether its work matches the property and the proposed instruction. For an office focused on Central London, experience in the specific neighbourhood and with comparable properties is particularly relevant. Clients can ask which comparable properties support a valuation and how the proposed asking price relates to the marketing strategy and expected timeframe. A free valuation should be distinguished from the charges for a subsequent agency instruction.

Before appointing an agent for a sale or letting, the scope of work, fees, contract duration and communication arrangements should be clear in writing. As Century 21 London Central links to fee schedules, prospective clients should check the version applicable to their instruction. Any referral fees for additional recommended services should also be discussed.

For property management, it is important to distinguish tenant placement from ongoing administration. Responsibilities for repairs, expenditure approvals, rent collection, deposit handling and responses to complaints should be clarified. Where another company holds client money, its role and the payment arrangements should be explained clearly.

Buyers and investors should also establish what acquisition support includes and which checks need to be commissioned separately. Reviews can provide additional insights into communication and processes, but cannot replace contract review or a direct conversation. These points are general guidance, not legal advice.

Selected reviews on Google

The supplied Google data shows a rating of 4.6 out of 5 from 182 reviews. Recurring positive themes in the selected reviews include professional service, calm problem-solving and good communication. Andrea Frigo is praised particularly for handling sales, local knowledge and support through difficult processes; Michael is credited with prompt answers and help during a move. One critical review raises allegations concerning deposit handling, delayed responses and the handling of mould. The reviewer also reports a Deposit Protection Service decision in their favour. That review is supplied only in part. This summary covers a selection rather than the full body of reviews, and the experiences described are the reviewers’ accounts.

Andrea Frigo was recommended to me by my letting agent. After an unsuccessful attempt at selling my flat through one of the other estate agents a couple of years ago, Andrea had it sold within a couple of weeks. Throughout the process Andrea was professional, calm, realistic, honest and an absolute joy to work with compared with some of the other agents I have encountered in the past. I would thoroughly recommend Andrea to anyone looking to sell their property in Central London.

Michael was extremely helpful from the first day we showed interest in the flat. He answered all of our questions quickly and gave us all the information we needed, making the moving experience stress free and easy to navigate. We are very grateful, and thankful for all his help :)

I can't recommend Andrea Frigo, and Century 21 in Westminster, highly enough. His professional expertise, excellent local knowledge, and proactive communication are all exemplary. What makes him a standout amongst others in his field, is the way he helped to solve and smooth over difficulties encountered with capable calmness, integrity and kindness. You could not do better than to have Andrea on your side in the search for a home in this area.

Deposit withheld on baseless claims, mould ignored for 6 months - DPS ruled fully in our favour We rented a flat managed by Century 21 London Central (Rochester Row) for nearly two years; the property was owned by Marmora Ltd. KFH managed the building when we moved in and unfortunately the landlord moved management to Century 21 after a few months. Our experience with agent Dusan Plesko was dreadful from start to finish. At the end of our tenancy, Dusan ignored our emails for weeks, responding only after we escalated to the Deposit Protection Service. He then claimed £1,740 of our deposit for an Octopus Energy bill that was addressed to the landlord - not us. We were never Octopus customers; our supply was with OVO, who confirmed in writing that we had no liability to Octopus, and whose bill we have paid in full. At adjudication, Dusan submitted no evidence whatsoever. The DPS ruled fu

We engaged Century 21 to sell a leasehold flat in Pimlico. There were some quite difficult aspects involved and these were handled professionally, as well as courteously, by Andrea Frigo, the lead conveyancer. The result was a successful sale, satisfactory to all parties. We would not hesitate for a second to use this company again or to recommend it to others.

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
