Editorial context
Working with a provider in Denver – what matters
When choosing a property management company in Denver, first establish whether its service model fits the association. HOA management differs from managing individual rental units: it focuses on shared assets, association finances, and cooperation with the elected board. CAP Management describes services for smaller HOAs as well as residential high-rises. Prospective clients should therefore compare their building’s needs and shared facilities with the proposed scope of support.
For day-to-day operations, useful selection criteria include clear maintenance schedules, documented inspections, and defined responsibility for repair requests. When considering a provider that offers project management, ask how bids are obtained, completed work is checked, and costs and schedules are reported. Response times and escalation procedures should be discussed as specifically as the allocation of responsibilities during emergencies.
In financial management, understandable reports, defined invoice approval procedures, and transparent reserve planning are important considerations. Since CAP describes digital financial access and board member training, prospective clients should check which functions and support services are included in their proposed contract.
For new developments, the transition from developer control to homeowner leadership deserves particular attention. Documentation, maintenance responsibilities, and realistic operating budgets should be addressed early. Sustainability services can be assessed through specific measures, costs, and verifiable savings targets. These considerations provide organizational guidance and do not replace a legal review of the management agreement.

The supplied Google data shows a rating of 4.1 out of 5 based on 325 reviews. Within the provided selection, recurring positive themes include individual employees’ responsiveness, professionalism, and cooperation with vendors. One review highlights coordination in resolving an electrical issue; another praises the on-site housekeeping, maintenance, concierge, and office team. By contrast, one owner review criticizes communication, a lack of support, and what the reviewer considers inadequate quality control over completed work and careless handling of fiduciary responsibilities. These are subjective experiences drawn from a selection of reviews, not a complete picture of all feedback.
As an owner in a high-rise condo in Lodo and a former construction manager with decades of experience from Boston to Washington DC working for property management companies I can report this is the worst management company I’ve ever encountered. There’s zero quality control over their employees. The communication from their management team. is seriously lacking. They were only in it for the monthly fee. They provide no additional support advice or assistance. They allow terrible workmanship to be done by vendors. Their fiduciary responsibilities are careless. I would be happy to share specifics with anybody considering hiring them over my three years of dealing with them I have fully documented everything I mentioned here. This is one person‘s opinion however with my experience, it’s a pretty strong opinion. Here are two classy examples of what Cap management considers acceptable work
I have had the pleasure of working with Gwen Gehrke at CAP and have been consistently impressed by her responsiveness, and dedication to building strong relationships with vendors and business partners. One of Gwen's greatest strengths is her ability to foster positive and collaborative vendor relationships. This approach helps create productive partnerships that ultimately benefit the communities and clients CAP serves. It is refreshing to work with someone who understands the importance of strong vendor partnerships and recognizes that successful communities are built through teamwork and collaboration. I highly recommend Gwen and CAP and appreciate the positive impact they have on both their organization and the many professionals they work with.
I've had the pleasure of getting to know Aaron, Gwen and the wonderful team at CAP Management, and I can't say enough great things about them. From the moment we walked into their office, we were welcomed with professionalism, kindness, and a genuine commitment to the communities they serve. Gwen is especially wonderful to work with. She is responsive, knowledgeable, organized, and truly cares about both her team and the homeowners she supports. It's clear that she goes above and beyond to ensure things run smoothly and that her communities receive exceptional service. CAP Management has built a strong reputation for professionalism and community engagement, and after spending time with their team, it's easy to see why. Their managers are dedicated, approachable, and focused on creating positive outcomes for their associations. I highly recommend CAP Management to any HOA or community
Amanda was exceptional in helping us resolve the electrical issues at our suite. From the outset, she was responsive, proactive, and professional. She kept communication moving and coordinated closely with Xcel Energy and the electrician to ensure the problem was addressed as quickly as possible. What could have been a stressful and prolonged situation was resolved promptly and efficiently because of Amanda’s persistence and attention to detail. She stayed on top of the issue, followed up with the appropriate parties, and kept us informed throughout the process. We truly appreciate Amanda’s professionalism, responsiveness, and commitment to resolving the issue. She went above and beyond, and we are very grateful for all her help.
CAP management has a team at our community that is excellent. Housekeeping, maintenance, concierge and office. Everyone is does their part and they do it well. As an owner we really appreciate the time and effort they put into doing their work. One of the best examples is Jacob Vaughn. Head of concierge and our goto for anything IT related. Professional and courteous. You can always count on Jacob, thank you.
