What to look for in Melbourne

With agents in Melbourne, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Profile summary

VICPROP CBD at a glance

VICPROP CBD is a real estate provider in Melbourne. The website lists Melbourne CBD as a location within the VICPROP network. It identifies residential property, sales, leasing, property management, commercial property and project marketing as activities of the wider group. The supplied website extracts do not fully establish which of these services the CBD office provides individually.

According to its website, VICPROP was founded in 2013; a separate founding date for the CBD office is not documented. The group reports 16 offices in Melbourne and more than 2,750 properties under management. These figures relate to the network rather than VICPROP CBD alone. The website also mentions several agents fluent in English and Mandarin and offers the option to request a property appraisal.

The supplied Google data gives VICPROP CBD a rating of 4.9 out of 5 from 471 reviews. Leasing and ongoing property management feature prominently in the selected reviews. Several owners describe prompt tenant placement, regular communication and repair coordination. One critical review, however, raises concerns about inspections, documentation and the condition of a property at the end of a tenancy.

Editorial context

Working with a provider in Melbourne – what matters

When appointing a real estate agent in Melbourne, it is useful to distinguish between selling, finding a tenant and ongoing property management. VICPROP’s website also lists commercial property and projects. Because some of the supplied information concerns the wider network, prospective clients should establish which tasks the CBD office handles and who their main contact will be.

For a sale, useful discussion points include a clearly explained appraisal, relevant comparable properties and a written marketing proposal. Owners should ask about commission, additional advertising costs and the proposed process. An appraisal should not be treated as a promise of the eventual sale price.

For leasing and management, particular attention should go to rental pricing, tenant search, viewings and ongoing communication. Ask how property condition is documented, how routine inspections are handled and what happens at the end of a tenancy. It is also worth clarifying how repairs are arranged, which expenses require prior approval and how owners receive updates about damage or outstanding work. These questions reflect topics raised in the supplied reviews.

Google reviews can provide insight into individual experiences but cannot replace checking the agreed scope of service. This selection includes both praise for management and communication and criticism of inspections and handover condition. Responsibilities, costs and reporting arrangements should therefore be recorded in writing before proceeding. This is general guidance, not legal advice.

Selected reviews on Google

The supplied Google data reports a rating of 4.9 out of 5 from 471 reviews. In the provided selection, several reviewers praise communication, prompt tenant placement and ongoing property management. Other recurring positive themes include market information and the coordination of inspections and repairs. One review also describes a referral to a sales agent and a satisfactory sale outcome. The included one-star review, by contrast, reports what the owner considered inadequate inspections, missing documentation and a lack of accountability following damage and poor cleanliness at the end of a tenancy. It mentions partial compensation as well as cleaning costs paid by the owner. This is a selection of subjective customer accounts, not an analysis of all reviews.

Exceptional service from Lilian, Phoenix, Ricky, and VICProp team! Lilian managed the leasing of my Southbank apartment and exceeded all expectations. Her strategic advice on market positioning helped secure a great rental return with minimal vacancy, and she even coordinated a reliable, cost-effective painter to get the place inspection-ready without any hassle. A huge thank you as well to Phoenix and Ricky, who handled the inspections and ongoing property management with outstanding care, efficiency, and clear communication. From listing to day-to-day management, the entire VICProp team has been consummate professionals. Highly recommend them to any property owner looking for top-tier management in Melbourne!

I feel very lucky to have chosen Lilian Kwan. She is extremely professional and quickly understood exactly what I was looking for. Amazingly, she managed to find a tenant for my property within just one week. Thank you again for your great work, Lilian. I would highly recommend her to anyone looking for a reliable and professional agent.

have partnered with Bianca Sun at VICPROP as a landlord for more than a decade, and I am extremely thankful for her responsible, thorough property management. Through many tenant changes, Bianca manages all inspections and repairs personally, spotting property issues ahead of time and sorting out minor plumbing problems quickly without extra tradie fees. For every new tenancy, she shares up-to-date local rental market data and negotiates the best possible rent that works for both me and tenants. My spouse and I only met Bianca once ten years ago, but we trust her completely. She takes care of all rental troubles so we never have to worry about a thing. When I decided to sell the house ahead of retirement, I reached out to Bianca. As she specialises in property management, she introduced sales agent Susan, who did an amazing job and achieved our ideal sale outcome. Bianca is dependable

Please do not give your property to Vicprop if you expect proper management. We trusted them to manage our property, but inspections were not carried out properly. (The tenancy was only for 6 months, this about the damage they did for 6 months) The tenant damaged our kitchen benchtop and some walls. Although some compensation was received for those damages, the house was returned in a very dirty and filthy condition, and we had to pay for deep cleaning ourselves. Our agents was Tony never took responsibility for the condition in which the tenant left the property. Even his department director, eventhough we tried to explain our concern. We also feel we were misled about the actual state of the house, not taken any photos or done a vacating inspection. Based on our experience, we do not recommend this agency. As per the below comment from VICPROP , the cleaners had to attend twice and Ton

Great attention to detail and immediate action . Tony was professional and he guided us through this difficult time that the market is having at the moment. He worked hard and kept us up to date on his negotiating interest in our property which I haven’t had before. I would recommend and will use him again in the future

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
