Editorial context
Working with a provider in Melbourne – what matters
When appointing a real estate agent in Melbourne, first distinguish between selling, finding a tenant and ongoing rental property management. These involve different services and working arrangements. Harcourts Melbourne City documents all three activities and also emphasises warehouse, heritage and distinctive properties. For such properties, it is useful to ask about comparable assignments and experience with the particular building or immediate neighbourhood.
For a sale, owners should establish how the market appraisal is supported, which comparable properties are being used and what marketing activities are proposed. Unusual layouts, historic building fabric or distinctive features make the suitability of comparisons particularly important. Published sales records can support a discussion but do not replace a property-specific assessment. Commission, additional marketing costs and the agreed scope of work should also be clearly documented before appointment.
For landlords, relevant questions include designated contacts, regular reporting and procedures for tenant selection, repairs and expenditure approvals. Furnished properties warrant clear arrangements for inventory records and replacement of damaged or worn items. Prospective tenants should carefully document the condition of the property and furnishings at handover and ask how defects and emergencies should be reported.
The supplied reviews make communication and problem handling useful topics to discuss. Individual accounts remain subjective, however, and cannot substitute for examining the actual service agreement. These points provide general guidance rather than legal advice.

I had a great experience working with my rental agent. They were professional, friendly, and very helpful throughout the whole rental process. Communication was always clear and prompt, and they made everything easy and stress-free. I really appreciated their responsiveness and willingness to help whenever I had questions or concerns. Overall, I’m very happy with the service I received and would definitely recommend them to anyone looking for a reliable and professional rental agent.
Excellent communication, prompt action, smooth end-to end process. It is an absolute pleasure working with Serena. Her communication is always clear, concise, and very prompt. She is very quick and proactive in addressing any questions, concerns, and takes immediate action. Serena ensured and continues to ensure a smooth process and with great efficiency, and operates with absolute professionalism. Serena is incredibly friendly and personable, making her a pleasure to work with. She makes naturally stressful and complex processes seamless and very straightforward. I would highly recommend Serena (and Harcourts) to anyone looking for someone who is incredibly friendly, knowledgeable, responsive, professional, and genuinely committed delivering an exceptional experience. Many thanks Serena and the team at Harcourts Melbourne City!
Where do I start?? After reading some of these reviews I keep thinking they are talking about a different agency… or maybe I just got unlucky with my agent? MIKAELE HORSNELL. It’s really interesting to note that the other ONE star review is in reference to her too? So to summate… I moved in to a fully furnished small property and had to deal with 3 horrible, mouldy chairs on the balcony and lots of bedding that was old and left by the previous tenant… great start. Then one time I went out onto my balcony and closed the door behind me and got locked out. This was at 6 am and I had to call an emergency locksmith. After talking to Mikaele at 9 she had zero empathy and tried to blame it on me. Needless to say they didn’t reimburse me. That was my breaking point, so I broke the lease. Now they are trying to get me to pay for $350 cleaning fees after I inherited a property that wasn’t even fu
Professional, thorough and across her brief. I have been using Harcourts Melbourne City for a few years now. I have found their service to be professional, very thorough and to the point when it comes to detail. As a Landlord I need to understand where the market sits with regards to rental yields and I get that information directly and clearly from Mikaele at Harcourts. I have been very satisfied with their level of service, with Mikaele and Daniella in particular, and would highly recommend them for looking after the management of your property.
Serena Fonua, at Harcourts Melbourne City Central. I have to say that dealing with Serena Fonua at Harcourts has been an absolutely wonderful experience as she is always positive in her assessment of any problem that I encounter with my rental investment property even when we happen to get into a difficult situation with a rental Tenant. Having been with Harcourts for many years and having had Serena as my go to agent for the entire duration; she has not let me down with her truly exceptional knowledge about the procedures required to gain a tenant like tenancy checks, advertising, letting and all the safety and property compliance regulations that are needed to be updated each year for my unit, as well as the upkeep and replacement of furnishings like Couches, TV’s, Fridge’s, Microwave’s, Carpet etc. which she purchases and obtains whatever is required and has it installed as I live two

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
