Editorial context
Working with a provider in Melbourne – what matters
When choosing a real estate agent in Melbourne, first establish whether the assignment concerns selling, leasing, ongoing rental management or assistance with buying. Ironfish lists these areas on its website. Prospective clients should therefore confirm the precise scope of service and their designated contact before engaging the agency.
For rental management, it is useful to examine the working arrangements: How are applicants screened, repairs approved and owners informed about expenditure? Availability, cover arrangements and reporting frequency should also be discussed. Communication and the handling of issues recur in the supplied reviews, but individual accounts are not a substitute for a clear service agreement. Management fees, additional charges and spending approval limits for maintenance should be documented.
For a sale, relevant considerations include experience with comparable properties in the suburb, the basis of the price appraisal and a clearly defined marketing plan. Given Ironfish’s reference to tailored campaigns, clients should ask about proposed activities, budgets and reporting. Published asking prices should not be treated as achieved sale prices.
Buyers should clarify what property search and purchase support actually include, whose interests the agent represents and what costs apply. Anyone needing multilingual assistance should explicitly confirm availability in their preferred language. Individual legal or tax questions are best referred to an appropriately qualified, independent adviser.

I can’t recommend Matthew Chan enough – he’s been absolutely brilliant managing my property. Honestly, ever since he took over, I’ve had zero stress. He just handles everything so smoothly that I never have to chase him up. A few things really stand out: · Communication – he’s super responsive. Whether I call or text, he gets back to me quickly and explains things in plain English (no jargon or confusing stuff). I always know what’s going on. · Tenant screening – he doesn’t just rent to anyone. He actually takes time to find good, reliable tenants who treat the place like their own. And the rent he’s achieved has been really solid too. · Maintenance – whenever something’s needed fixing, he jumps on it straight away. He gives me a few options with different quotes, and always sends photos before and after. That kind of transparency gives me real peace of mind. I’ve already passed his

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
