Editorial context
Working with a provider in Melbourne – what matters
When choosing a real estate agent in Melbourne, experience should match the property type and local market. Forge describes a focus on high-rise apartments in the CBD and Docklands. For such a property, owners should ask which comparable sales or lettings support the proposed price or rental estimate. The firm's market analysis service can provide a basis for that discussion, but an estimate should be distinguished from the result ultimately achieved.
Before appointing a selling agent, owners should agree in writing on the service scope, marketing, responsibilities, reporting frequency and costs. For rental management, additional priorities include tenant selection, routine inspections, maintenance and communication when problems arise. Since Forge offers both long-term rental management and Airbnb management, prospective clients should discuss these arrangements separately. Guest support and frequent changeovers create different operational demands from a longer tenancy. Expected income should be considered alongside ongoing costs and possible vacancies.
Apartment buyers should also examine the building as a whole. Forge's supplied article highlights owners corporation documents, meeting minutes, finances, maintenance history, the title plan and inspection findings. These materials can help structure questions about shared costs and building condition. They do not replace individual legal or technical review. Reviews can offer additional indications of communication and service, but they reflect individual experiences rather than a complete picture.

In the supplied selection of Google reviews, recurring positive themes include quick responses, regular updates and professional, friendly communication. Positive accounts cover renting, property management and sales, with several reviewers describing smooth processes requiring little effort on their part. Alan, Wayne and Malcolm are mentioned by name. One critical review describes an open rental inspection as unevenly handled: the reviewer felt that the agent focused mainly on one group while giving other prospective tenants little attention. This selection does not represent all 510 reviews; the supplied overall rating is 4.8 out of 5.
Excellent service from the entire team! They have always been professional, friendly, and quick to respond whenever I needed assistance. A special shout-out to Alan for his outstanding support. He is approachable, knowledgeable, and always goes the extra mile to help. His prompt communication and dedication made my rental experience smooth and stress-free. Highly recommended. Thank you, Alan and the team, for your excellent service!
I highly recommend Forge. They’ve been managing my rental property and also supported me through the sale of another property, and both experiences have been outstanding. They are extremely responsive, always quick to reply and proactive in keeping me updated. Everything was handled smoothly and efficiently, with very little effort required from my side. They took care of all the details and made the whole process stress-free from start to finish. A very professional and reliable team that genuinely looks after their clients.
We had a great experience working with Alan & Wayne. They were professional, knowledgeable, and always quick to respond to our questions. Throughout the process, they kept us well informed and made everything as smooth and stress-free as possible. We really appreciated their honesty, patience, and attention to detail. Highly recommended to anyone looking for a reliable and professional real estate agent.
Outstanding Experience and Seamless Sale with Malcolm! I recently sold my apartment at 602/393 Spencer Street, and I couldn't be happier with the entire experience. Malcolm was exceptional to work with from start to finish. He handled the process with the utmost professionalism, keeping me informed with clear communication and making the entire sale feel completely seamless and straightforward. I am incredibly pleased with the final result and highly recommend Malcolm to anyone looking to buy or sell. A well-deserved five stars!
Very disappointing experience. I attended an open inspection and felt it was not conducted fairly or professionally. The agent appeared to focus almost exclusively on one group while giving minimal attention to other prospective tenants who had taken the time to attend. The whole inspection felt like a formality rather than a genuine opportunity for all applicants. If a preferred tenant has already been identified, please don't waste other people's time by advertising open inspections. Based on my experience, I will be raising my concerns with Consumer Affairs Victoria and the relevant Victorian rental authorities for review.

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
