Services in this segment include rent collection, CAM/NNN chargebacks, and monthly reporting and accounting. External vendors are engaged for maintenance and project work.

Editorial context

Working with a provider in San Diego – what matters

When selecting a property manager in San Diego, the first step is to establish whether its services match the building concerned. Urban Coast Properties identifies both apartment buildings and commercial properties as areas of activity. Owners should therefore ask which tasks are included for their property and which services require a separate agreement or additional fees.

For ongoing management, useful comparison points include clear reporting, defined responsibilities, and agreed procedures for approving expenditure. Since the provider lists monthly reporting and accounting for commercial properties, owners may wish to request a sample report and clarify what information is available through the owner portal. For retail and office properties, they should also ask how CAM/NNN costs are recorded, allocated, and charged back. The specific arrangements depend on the property and its contractual agreements.

For maintenance and project work, owners should discuss vendor selection, estimates, documentation, and communication procedures. Processes for urgent problems and notifying tenants about construction or utility interruptions are also relevant. A digital request system alone does not establish response times or the quality of follow-up communication.

The supplied selection of reviews describes differing experiences with apartment searches, move-ins, and ongoing management. It is therefore useful to ask separate questions about leasing and subsequent day-to-day management. Prospective tenants may also want to clarify handover procedures and how outstanding defects are documented. These points provide general guidance and do not replace a review of individual agreements or legal advice.

Selected reviews on Google

The supplied Google data shows a rating of 4 out of 5 from 406 reviews. In the provided selection, several reviewers praise individual staff members for their responsiveness, friendliness, and support during apartment searches, viewings, and move-ins. Critical reviews instead describe poor communication and inadequate responses to problems during the tenancy. Issues mentioned include construction disruption, water interruptions with limited notice, and problems with equipment and the condition of units at move-in. These accounts reflect individual experiences; the selection does not cover all reviews or establish how frequently the reported problems occur.

Truly…….Terrible. I strongly caution anyone considering renting from Urban Coast Properties. I question the validity of their 5-star reviews that appear on the same day. Our experience at 4674 Utah Street reflected a consistent lack of responsiveness, poor communication, and inadequate handling of serious habitability concerns. Without advance notice, extensive construction began in neighboring units, resulting in ongoing noise disruptions and contractors frequently occupying tenant parking. These conditions significantly interfered with our ability to live and work in the apartment. But you better believe that the rent was raised…twice. During this time, we also became aware of concerns related to permitting, which raised questions for us about safety and oversight. We experienced multiple water shutoffs with little notice, including one instance that left us without water for an enti

We had such a great experience working with Jake Hankinson during our apartment search in the North Park area of San Diego! From the very beginning, Jake was incredibly communicative, responsive, and genuinely kind. He took the time to show us multiple properties, answered all of our questions, and made what can be a stressful process feel easy and enjoyable. Jake represented Urban Coast Properties exceptionally well, and we always felt like he had our best interests in mind. If you’re looking for an apartment in San Diego, especially around North Park, I highly recommend reaching out to Jake and going through this property company! 10/10 would recommend

My review is specifically for Annabelle Tribble, as she was the leasing agent who worked tirelessly with me trying to find an apartment that was the perfect fit for me. I wish I could say that I found that place at Urban Coast Properties, but something else popped up elsewhere that I couldn’t say no to. Annabelle worked so hard showing me different properties all over town. She is kind, thoughtful, flexible, and will advocate for you in what you want! I know that next time I am looking for a place, I’m contacting Annabelle!

Ryan Regan was such a huge help throughout my move-in! He was always easy to reach, patient with all of my questions, and genuinely seemed to care about making the process as easy as possible. I’ve moved cities/states countless times, and having Ryan be so kind and dependable on the other end made a bigger difference than he probably realizes. He even offered to personally fix a maintenance issue—very full service of him. Really grateful for Ryan and all the help he gave me getting into my new home!! 🙏🏽🙂

Save yourself the headache, anxiety, stress and misery. Do NOT go with this company. I wish I read the reviews on yelp before moving in because all the complaints listed are exactly what you’re going to receive. Horrible communication, absolutely horrible. Had my washer not working (they didn’t turn on the water valve before move in) for a month and a half. Moved into a newly built complex on Combe Way in San Diego… poop stains on toilet seat, dust from newly built construction everywhere and HORRIBLE wifi. Urban Coast never completed proper coax cables throughout the complex and since it’s newly built there are no towers or satellites with wifi good enough for a tv (I work from home weekends and gamer, this is the worst). I managed to get my washer fixed on my own by contacting the washer company myself (8/5) and was contacted my urban coast properties (8/27) stating I’m the reason why
