Editorial context

Working with a provider in San Diego – what matters

When selecting a property manager in San Diego, owners should first establish whether the proposed scope of management matches their residential property. WeLease documents services for both single-family homes and multifamily properties. Prospective clients should therefore ask which tasks are included for their particular property and which require a separate agreement or additional payment. The supplied website excerpts do not contain a specific fee schedule.

Repair management is an important point of comparison. WeLease lists around-the-clock maintenance dispatch and coordination with local vendors. Before appointing a manager, owners should discuss reporting channels, spending approval thresholds, responsibilities and documentation of completed work. Continuous access to maintenance dispatch is not the same as a guaranteed completion deadline. Arrangements for extended repairs and communication with affected tenants also merit clarification.

For leasing and ongoing management, clear procedures for applicant screening, lease renewals, inspections and rent payments are relevant. Since WeLease offers digital portals and financial reporting, prospective clients can request sample statements and ask which records are available and how frequently they are updated. Multifamily owners should also clarify which measures are covered by the advertised market analyses and investment consultations.

The supplied reviews can offer additional perspectives on communication and repair processes, but they do not replace a review of the actual management agreement. The scope of services, costs and designated contacts should be clearly documented before an appointment.

Selected reviews on Google

The supplied Google data shows a rating of 4.6 out of 5 from 353 reviews. In the provided selection, recurring positive themes include responsiveness, clear communication and support from individual staff members. Other favorable comments concern tenant turnover coordination, property condition documentation, leasing and assistance with the application process. One critical review describes a bathroom repair lasting approximately three months, with repeated rework following failed inspections and substantial restrictions on use; that reviewer nevertheless acknowledges a good initial response time. This summary covers only the supplied selection, not the full set of reviews.

DO NOT TRUST! My roommates and I moved into our unit and within roughly a month there was a bathroom leak. I put the work order in and the team started their work (they were good with response time). It took them about three months to finish the bathroom causing us to go from two bathrooms to one. Every time they finished (roughly four/five times); the inspector would come in and reject the work and they would restart. During this time the team would leave their supplies in the bathroom (not a problem), but causing the bathroom entirely inaccessible. This caused a huge problem for us in the mornings seeing how there were two teachers and a healthcare worker in the apartment. On January 10th, we come back from doing birthday errands and find the “final” bathroom vandalized and broken to pieces. Their employees broke into our apartment and hammered the shower because the work was rejected

I have worked with WeLease for several years and have been tremendously pleased with their service. Extra shout out to Maya, their Transition Coordinator, and Frank Dominguez, Senior Portfolio Manager. BOTH of them are professional and detail oriented! Maya goes above and beyond in documenting condition of property at both start and end of lease. She seamlessly coordinates with vendors and me as owner to ensure turnover to new tenant is as quick as possible. Frank Dominguez, Portfolio Manager, was also Incredibly responsive in working with tenants on repairs as well as negotiating an early end to lease because of a family emergency. I couldn’t recommend Maya and Frank any more highly!

I referred 3 clients to We Lease. My clients needed help in renting their properties. They were very happy with the outcome. Their properties were rented in record time. One of those homes was a property that had 3 units so it was challenging but We Lease got the job done. I was most impressed with Patricia Flores, her follow up is amazing. She is very professional and a great asset to We Lease. I will definitely recommend them again!!

In a world of unfortunately unreliable and unprofessional people and organizations, my husband and I are truly blown away by WeLease Property Management, and specifically, by Ms. Gerardine Henríquez. She single-handedly rescued our concept of property management by being the most prompt, clear, efficient, organized, knowledgeable, communicative, professional, and humane concierge we could ever hope for. Every step of our application process and post-application process so far has been an absolute pleasure — we had no idea things could flow as they have, and it’s done loads to reduce the stress of the moving process. We would give 10 stars if we could! We hope to continue working with WeLease Property Management for as long as we rent. 🙂
