Editorial context
Working with a provider in San Diego – what matters
When choosing a property manager in San Diego, first establish whether the specific property fits the management service offered. Good Life Property Management lists houses, condominiums and smaller multifamily buildings. Larger properties warrant separate confirmation: the La Jolla page lists five to 15 units, while the general full-service price list covers houses, condominiums and buildings with two to four units. Availability for the exact address should also be confirmed.
The monthly percentage alone is not sufficient for a cost comparison. Owners should consider minimum charges, leasing fees, inspection costs and lease renewal fees together. For the advertised protection and reimbursement commitments, eligibility requirements, payment limits and exclusions matter. A month-to-month arrangement also does not remove the need to review the specific cancellation terms.
Before leasing, it is useful to agree on rental pricing, photography, showings and screening procedures. For ongoing management, owners should ask about repair approval limits, damage documentation and emergency handling. Advertised around-the-clock availability should be distinguished from the actual time required to assess or resolve a problem.
Clear financial statements, traceable expenses and defined communication procedures for owners and tenants are also important. The selected reviews describe differing experiences, particularly with communication and repair handling. They provide starting points for questions but do not replace reviewing the agreement or discussing the needs of the individual property. This is general guidance, not legal advice.

In the selection provided, several reviewers praise staff availability, clear communication and prompt handling of applications and leasing. Owners describe support with marketing, tenant screening and move-in coordination. Critical reviews, by contrast, describe delayed repairs, canceled maintenance requests and inadequate communication during serious problems. One tenant reports a lack of support after flooding; another criticizes the handling of rodent activity. These are selected, partly truncated reviews rather than a comprehensive assessment. The incidents described are reviewers' accounts and cannot be independently verified from the supplied sources.
I was a tenant with this management company for 3 years with zero issues always paid on time and took care of the unit. That changed completely when my apartment flooded. The unit became uninhabitable, and I was displaced from early February through the end of April. During that time, they did not provide alternative housing or meaningful support. I was forced to pay out of pocket for somewhere to live while still being expected to pay rent. They repeatedly tried to push responsibility onto my renter’s insurance, which is not accurate in this situation. There were also periods where they claimed the unit was “habitable” when it clearly was not there was active water damage and industrial dehumidifiers running inside the apartment. Being expected to stay in those conditions was not safe or acceptable. During the repair process, the company they hired caused significant damage to my per
Our experience with Good Life Property Management was defined by delayed repairs, canceled maintenance requests, poor communication, and an exhausting amount of effort required simply to get serious problems addressed. We first reported rat activity outside the property in May 2026. Good Life canceled that request as “Not maintenance issue.” A second rodent request was also canceled. By July, we had specifically reported holes around the rear deck and asked whether conditions at the property were contributing to the problem. On July 31, a rat ran through our kitchen, and the pest-control technician found evidence of rodent activity in multiple kitchen areas. Good Life acknowledged that the owner is typically responsible for structural conditions allowing pests to enter. It also told us that it had received a report from Thrasher Pest Control and that the owner was reviewing it. Neverth
