What to look for in Manchester

With agents in Manchester, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Manchester – what matters

When choosing an estate agent in Manchester, first establish whether you need help finding accommodation, a letting-only service or ongoing property management. For the Fallowfield branch, the supplied customer accounts particularly mention student accommodation and HMO management. In shared properties, a clear division of responsibilities between the owner, managing agent and tenants is especially important.

Before appointing an agent, owners should request a written explanation of the services included, such as finding tenants, arranging new tenancies, coordinating repairs and assisting with licensing matters. Fees, additional charges, repair authorisation limits, reporting intervals and contract duration should also be transparent. The supplied sources do not establish how Thornley Groves addresses these points in its contracts.

For accommodation seekers, the property's actual condition and clear procedures for reporting defects are particularly relevant. Viewings should cover heating, hot water, signs of damp and shared spaces. Video viewings can be useful when relocating from another city; outstanding questions about condition should nevertheless be addressed specifically, and the property's condition at handover should be documented.

The selected reviews describe differing experiences of communication and maintenance. It is therefore useful to ask specific questions about named contacts, emergency reporting and how delayed repairs are handled. Google reviews can suggest areas to investigate, but they do not replace checking the particular offer or obtaining clear written agreements. This is general guidance, not legal advice.

In the provided selection, several reviewers praise friendly assistance, prompt responses and support with accommodation searches or property management. The most awful estate agents for students. The staff are so unprofessional and rude. They were more than happy to leave us with no hot water or heating for days. Waited months to get black and green mould removed. Such bad communication we contacted citizens advice and the council for help. Only when we bombarded them with calls and emails would they respond with less than appropriate responses. They can not do their jobs properly. When we moved in one bathroom was ripped out and took a month to complete and we had a massive hole in the bathroom. The standard in which we lived were not acceptable to live in and that was due to the negligence and laziness of thornley groves. They threatened to take me to court over unpaid rent (that I had paid) only until I supplied bank statements that they noticed I had paid. We requested a clean before we moved in which was not done as underwear and ru

Amazing service from a great estate agency in Fallowfield, Manchester. The agency has helped me massively by managing my student HMO properties with care and expertise. They ensure that all compliance and maintenance is conducted in a timely manner and their communication is fantastic. Being a former student at the University of Manchester, great agencies like Thornley Groves are pivotal to providing students at the University with great accommodation, while they conduct their studies. Big thanks to Jess Nunn who has been my main point of contact in the agency and does a fantastic job overseeing all aspects, including arranging new tenancies, advising on new properties coming to the sales market, and providing valuable advice. Also a big thanks to Nina Namvar who has assisted me with HMO compliance, liaising with the council regarding license issues and overseeing the continued business

Mabs was unbelievably helpful start to finish. I enquired about a flat online and from there he was sending me more options that may be appropriate almost daily. At times I thought he was more committed to finding me somewhere to live than I was! 🤣 He was punctual, professional and always kept me in the loop - which I appreciated double as I was not yet living in Manchester. He even offered video call viewings so I could save on travelling and maximise viewings. I couldn’t recommend him enough!

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
