What to look for in Manchester

With agents in Manchester, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Manchester – what matters

When choosing an estate agent in Manchester, first establish whether the instruction concerns a sale, a letting or ongoing property management. Buckley Frayne covers several of these areas. A written definition of the service is therefore useful, particularly where letting a property and managing the subsequent tenancy are combined. Compare proposals not only on their basic fee but also on additional charges, contract length and termination terms.

For landlords considering an agency with an in-house maintenance team, important questions include how repairs are reported, authorised and billed. Advertised round-the-clock availability does not, by itself, establish guaranteed attendance times or which services are included. Responsibilities, spending approvals and the distinction between emergencies and routine defects should be discussed beforehand.

Tenants should compare the inventory with the property's actual condition at handover and keep a clear record of discrepancies. Named contacts and an agreed communication route are also helpful for repairs, renewals and moving out. These points reflect the differing experiences in the supplied review selection, without implying that every tenancy will follow the same pattern.

For purchases and sales, ask how the valuation is supported, how the property will be marketed and what assistance is provided throughout the transaction. Relevant local listings can help assess individual properties in Manchester or Salford. A free initial valuation does not replace checking the terms and costs of the subsequent agency instruction.

I’ve had a very positive experience with the service provided. Sam responded quickly to my request and arranged for the issue to be resolved without delay. The repair was carried out efficiently, and everything is now working perfectly. I really appreciate his prompt action and attention, even for what might seem like a minor home issue. It’s reassuring to have a responsible and proactive landlord agent who takes matters seriously and ensures they are handled properly. Thank you again for the excellent support.

I have been renting a flat through Buckley Frayne for the past few years, and throughout that time they have consistently been responsive, professional, and clear in their communication. Whenever any issues have arisen, they have been quick to help and ensure they are resolved efficiently. A special mention goes to Isabella, who always responds promptly, is happy to arrange a call to discuss queries, and clearly explains the next steps so I always know what to expect. I can rely on her to liaise efficiently between me and the landlord, making the whole process smooth and stress-free. Isabella also makes sure that announcements from the building's management company are forwarded promptly. This helps me avoid unnecessary inconveniences or missing important updates. Overall, my experience renting through Buckley Frayne has been excellent, and I would happily recommend them to anyone loo

My partner and I rented through Buckley Frayne for just over a year. The move-in process was straightforward enough, but the flat itself was not in the condition reflected in the inventory. There were marks on the sofa, broken blinds, and damaged chairs, none of which had been recorded. So, for anyone considering renting through them: check the inventory like your deposit depends on it, because apparently accuracy is optional. During the tenancy, repairs took an unreasonable amount of time. It took months to get the blinds repaired, and the washing machine had ongoing issues throughout. Most repairs seemed to consist of the cheapest possible temporary fix, presumably in the hope the problem would outlast the tenancy. The worst issue was when we lost power for a week and the flat was deemed unsafe to live in, meaning we had to move out temporarily. We were still expected to continue pay

I was renting with Buckley Frayne from 2020-2025. Overall great experience excepting the last year. Good parts: Great service, quick arrangement for contractors if anything is broken. Things need improvement: 1. Poor communication between property managers and tenants, there was once I had to email our previous manager several time without responds then eventually found out that our property was assigned to another property manager. 2. Obviously I was expecting rent increase every year but the renewal price for our last year was ridiculous. They proposed £1300/month for renewal despite the market price is 1100-1250 (I know because the exact apartment got rented out with £1100 at the end after us) 3. The deposit deduction at the end, they tried to charge something like £200 or £250 for year and wear over 5 years wear and tear. I eventually got all deposit back through DPS dispute. In

I recently completed the purchase of my flat, and I want to give a huge thank you to Ellouise and Amileigh for their outstanding support throughout the entire process. From start to finish, everything was handled with clarity, efficiency, and real professionalism. They guided every step of the transaction in a way that made a potentially stressful experience feel smooth and well-managed. What really stood out was how they coordinated everything so seamlessly,it genuinely felt like they were always one step ahead, making sure nothing was missed. The whole journey was not only successful but also memorable in the best possible way. I’m very grateful for their dedication and hard work, and I would highly recommend Ellouise and Amileigh to anyone going through a property purchase. Epic sale!!!

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
