Editorial context
Working with a provider in Manchester – what matters
When choosing an estate agent in Manchester, first establish whether the instruction concerns a sale, a letting or ongoing property management. Reeds Rains Manchester explicitly covers these areas and has separate teams for sales and for lettings and management. Prospective clients should therefore ask who will handle their instruction, what services are included and how the work will proceed.
For a property in the named city centre districts, ask the agent to explain its valuation using comparable properties and the specific location. An online estimate of a sale price or rental value should not be treated as a guaranteed outcome. Owners should also discuss marketing, viewing arrangements, progress updates and all fees before instructing the agent.
Landlords should compare the packages described on the company website carefully. Finding and referencing tenants differs from collecting rent or providing full management. Clarify who authorises repairs, which expenditure requires approval, and how emergencies and regular inspections are handled. Availability of portal features for the particular tenancy should also be confirmed.
For investment purchases, assess acquisition costs, ongoing expenditure and possible gaps in rental income rather than relying solely on an estimated yield. Anyone considering the partner's mortgage advice should ask separately about its scope and any charges. These points provide general guidance, not individual legal or financial advice.

Great agency, highly recommend. Had the smoothest experience possible despite last minute complications on my part. Jess was extremely proactive, efficient and friendly, making a stressful situation much easier. She surpassed all expectations by providing amazing care, great attention to detail and ensured time-sensitive checks were completed promptly. Gratefully, we were able to still move in on the day we intended. This was our first experience with Reeds Rains and because of Jess, it certainly won’t be our last. Thank you again!
I had a great experience with Reeds Rains throughout the whole process. A special thank you to Laura for her professionalism, prompt replies and continuous support. She was always helpful, kept me updated and made the entire experience feel much smoother and far less stressful. I really appreciated all her help and would highly recommend the team.
I've recently been looking to purchase a flat and my experience with Reeds Rains Estate Agents has been very positive and friendly. I've had the help and assistance from Francesca and Greg and they have been professional and supportive in conducting the viewing, placing an offer and providing updates thereon. The communication has been timely through email and phone and they've helped explain things in a very clear and simple manner throughout the process whilst keeping me updated with the next steps. While trying to find a solicitor, they recommended a good and reputable firm which I ended up going with, so that has been helpful too. I would definitely recommend Reeds Rains to anyone looking to purchase a property.
I decided to sell my property via Reeds Rains as I'd had a positive experience with them as a tenant back when I was renting. Anyway, RR made the whole selling phase easy and uncomplicated. They had my property on the market in just a few days, with viewings and offers within the first week. The viewing phase was also easy, with appointments booked and notice given well ahead of time. The team were also super friendly and walked me through the whole process
Just had a great customer service experience with Lucia, Property Manager at Reeds Rains Manchester. She dealt very promptly with a potentially urgent leak query regarding our apartment and kept us informed of the outcome. Thankfully, it was all clear 😅 Lucia answered the call in a professional manner and attended to the call efficiently and with due attention. Have a good day!

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
