What to look for in Manchester

With agents in Manchester, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Manchester – what matters

When choosing an estate agent in Manchester, first establish what support is required: selling, finding tenants, ongoing management or individual jobs at the property. Julie Twist Properties lists all these areas. It is therefore useful to ask for a separate explanation of each service and its costs. A broad service range does not establish which tasks are included in a particular instruction.

For a sale, owners should ask about the basis of the valuation, the proposed marketing and arrangements for viewings and feedback. For lettings, practical considerations include communication during the tenant search, applicant checks and agreement on the move-in date. Prospective tenants should request written confirmation of dates and important property details.

Anyone considering ongoing management should discuss responsibilities, repair authorisations and records of completed work. The tenant portal mentioned on the website provides a way to report maintenance issues, but its existence does not establish fixed response times.

For additional cleaning, furnishing or safety services, request a specific quotation setting out the scope, costs and timing. At the beginning and end of a tenancy, condition reports and photographs can help clarify differing assessments of cleanliness. Google reviews may offer further indications of communication and working practices. However, a selection of individual reviews does not represent every customer experience and is no substitute for checking the agreed terms.

Selected reviews on Google

The supplied selection of Google reviews repeatedly highlights prompt replies, clear information and friendly, patient support. Several reviewers describe viewing arrangements and guidance through the rental process positively; a virtual viewing and regular updates on referencing are also mentioned. One owner praises the attention paid to the distinctive features of their property when marketing it. The critical review in the selection reports a dispute over a cleaning deduction from the deposit and an incorrectly communicated move-in date. According to that reviewer, the Tenancy Deposit Scheme resolved the deposit dispute in their favour; they also acknowledge fairly quick replies from the property manager. This summary covers only the supplied selection, not all 784 Google reviews.

We couldn’t recommend Julie Twist highly enough!! From the moment I met Darren, I was extremely impressed by his genuine enthusiasm, honesty and exceptional knowledge of the local area. Our property has quite a distinctive design, and he really took the time to understand what made it different and market it on that basis. Every single person we dealt were lovely, efficient and incredibly quick to respond. Nothing was ever too much trouble and the team went above and beyond to make sure we were happy throughout the process. We felt genuinely valued and listened to as owners, and they clearly cared about getting things right for us. We would wholeheartedly recommend Julie Twist to anyone considering renting out or selling their property. If we decide to sell in the future, they will absolutely be the people we use.

Had a great experience with Julie Twist Properties throughout our search for a flat in Manchester. Although we ultimately didn’t proceed due to a change in circumstances on our side, the service from the team was excellent from start to finish. Emily Lofts was incredibly helpful throughout the entire process, answering what must have been dozens of emails and questions from us with quick, clear, and detailed responses every single time. As students going through the renting process for the first time, that level of patience and professionalism genuinely made a huge difference. Luke, who showed us around the property, was also great - friendly, informative, and gave us plenty of time to properly look around without making the viewing feel rushed. Overall, the whole team came across as professional, approachable, and genuinely helpful throughout. If we end up finding another property th

I have had a very good experience working with Julie Twist Properties. Booking a viewing was easy and Amelia was very accommodating with regards to having a virtual viewing. My correspondence from the team has always been timely and I really appreciated the regular updates from Emily with regards to my referencing and next steps. Any questions I’ve had have always been answered promptly. As a busy working professional, they made the process of obtaining a flat to rent very easy for me. Definitely one of the best and most professional agents I’ve come across in my renting experience thus far. Would recommend!

I strongly advise against renting with Julie Twist. Personally, I will never rent with them again. Be aware that if you do rent with them they are likely to try to steal a large part of your deposit at the end of the tenancy. Positive: + Our property manager responded fairly quickly to emails. Major Negative: - Julie Twist tried to baselessly withhold (i.e. steal) £240 from me when moving out - citing bogus cleaning deductions. Julie Twist ignored the evidence I gave them that directly contradicted their claims. I appealed to the Tenancy Deposit Scheme and they judged in my favour, so I kept all my money, but it cost me a lot of time and stress to deal with. Other Negatives: - I was told the wrong move in date on the phone (10th September instead of 9th October) when asked for a holding deposit. Relocating from another city for work this ended up costing me a lot of money and hassle t

I cannot recommend Julie Twist Properties enough! I was incredibly impressed by their efficiency and professionalism. On very short notice, they managed to arrange and show me around three different flats all within a single hour. The service was seamless from start to finish. Emily was fantastic—she was so kind and patient, answering every single one of my questions with expertise. I felt truly looked after, especially as they provided detailed brochures for every property I viewed, which made the experience feel organised and high-end. Knowing that the properties listed by Julie Twist are of such high quality gives me total peace of mind. They provide all the necessary details to help me make an informed final decision. I’ll definitely be continuing my search with them. Highly recommended!

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
