What to look for in Melbourne

With agents in Melbourne, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Melbourne – what matters

When appointing a buyer’s agent in Melbourne, the first step is to establish exactly which tasks are included. A full property search differs from assessing properties a buyer has already found or providing negotiation-only support. Reviews of Property Home Base describe several of these activities, but they do not establish a contractual scope of service. Search areas, budget, selection criteria and responsibilities should be documented before an engagement begins.

First-home buyers should ask how search decisions are explained and how the advantages and disadvantages of individual properties are recorded. Buyers considering Melbourne and the Mornington Peninsula should also ask about local knowledge, inspection availability and arrangements for on-site visits. One reviewer’s account of assistance on the peninsula does not establish comprehensive coverage of every locality there.

Fees, possible additional charges and potential conflicts of interest should be discussed transparently. For negotiation services, clarify who authorises offers and what budget limits apply. Positive accounts of purchase prices achieved do not guarantee comparable outcomes.

A buyer’s agent does not replace independent assessments of building condition, finance or contract documents. Prospective clients should check the relevant Victorian licence or registration and identify any additional specialists they need. Where support continues after contract signing, as reported in these reviews, it is worth distinguishing administrative coordination from separate professional services. These points provide general guidance, not legal advice.

I couldn’t speak highly enough of Property Home Base and the service they provided throughout my property purchase journey. I initially worked with Alan and then with Zach, and both were fantastic. What stood out from the very beginning was the time they took to get to know me as a person and to really understand what I was looking for in my first home. Rather than treating me like just another client, they genuinely listened and tailored their advice to my needs, goals, and preferences. As a first home buyer, their guidance was invaluable. They were always honest and transparent about the pros and cons of properties, provided balanced advice, and helped me navigate the process with confidence. I always felt they had my best interests at heart and were committed to helping me make the right decision. Their responsiveness was exceptional—I could reach out at any time and always receive

I had the pleasure of working with Jo-Anne Davies from the Property Home Base team as my Buyer’s Agent, and she was great to work with. We managed to secure the property on our very first attempt thanks to her exceptional negotiation skills during a private sale. Throughout the search, Jo-Anne was always available and proactive in finding the right house for my needs. She also gave me helpful advice on the investment value and quality of the properties we looked at. Her friendly and professional attitude made the whole process easy and pleasant. If you are looking for a dedicated and expert Buyer’s Agent, I highly recommend reaching out to Jo-Anne.

This wasn’t our first time purchasing a property, and while we knew most of the steps and what to look out for, Kate Shapiro at PHB was there to support us all the way. She helped us hone in on the type of properties we were looking for, and when Saturday mornings were a bit hectic Kate had no hesitation in helping us attend the inspections. Then came the negotiation which is where a buyers agent can easily pay for the investment in multiples. Kate saw the opportunity and started the negotiation strongly. And the price we ended up on was well below what we thought we would have to pay. The service didn’t stop once the contract was signed, reminders on what we needed to do to line up the conveyancing and finance, Kate also attended the final inspection on our behalf due to a scheduling clash. Plus she even helped us by making arrangements for the “sold” sign pic we really wanted. I can

From our very first interaction, Kate has showed a level of great patience, and genuine care that is rare to find. Kate took the time to listen, answer every question, and ensure I felt informed throughout the entire process. Her professionalism is exceptional, but what stood out the most is her guidance and knowledge about properties. She is excellent. Once I found a property I loved, Kate’s outstanding negotiation skills helped me secure the apartment with confidence. I am so grateful for her expertise and support throughout the process. She consistently went above and beyond to help. It is clear that Kate genuinely cares about the people she works with and takes great pride in delivering the best possible outcome. I am incredibly grateful for her support and would highly recommend her.

As a retiree couple in Melbourne planning to enjoy our golden years in the Mornington Peninsula, the challenge of finding our forever home there seemed enormous. We had never used advocacy service before, but after five weeks of vain search on our own, we decided to call upon Property Home Base for help, and we got Kate Sutherland, a long time resident on the peninsula, as our Advocate. During the entire new quest, Kate proved to be a tremendous help, saving us many hours and thousands of kilometres of driving to and thro. She was a great organiser, advising us on selected properties which she had inspected herself, and setting up private inspections for us. Kate was also a great communicator, informing us every single step and holding weekly online team meet to discuss the way forward. She quickly realised that despite our stated goal of downsizing, what we had been really interested i

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
