What to look for in Manchester

With agents in Manchester, look for local knowledge of the neighbourhood, a transparent valuation and a clear contract. In Germany a licence under § 34c Trade Regulation Act is mandatory.

Editorial note for orientation – not legal or investment advice.

How the first contact works

  1. 1

Describe your goal: selling, letting or buying, property type and timeframe.

  2. 2

The office replies with questions and a proposed appointment.

  3. 3

Viewing or valuation appointment on site.

  4. 4

Agree the agency contract and commission in writing before instructing.

Common questions before you enquire

Who pays the commission on a purchase in Germany?

When flats and single-family houses are sold to consumers, the commission is generally split equally (§ 656c German Civil Code). The contract must be in text form.

Which documents should I prepare?

Land register extract, floor plans, floor area calculation, energy certificate and, for flats, the declaration of division and recent owners' meeting minutes.

Is the first estimate free?

Many agents offer a non-binding initial estimate. Ask beforehand whether any costs apply.

Editorial context

Working with a provider in Manchester – what matters

When choosing an estate or letting agent in Manchester, first establish whether its specialisms match your requirements. Nicholas Humphreys Manchester explicitly identifies student lettings, professional lettings and property sales as its focus. Prospective clients can therefore ask about experience with their particular property type and preferred neighbourhood. Fallowfield, Withington and Rusholme, which the website highlights as student areas, provide a starting point for that discussion rather than a substitute for checking an individual property.

Prospective tenants should clarify total costs, included fixtures and appliances, the tenancy period and responsibilities during the tenancy. For shared homes, room arrangements and communal spaces also matter. Outstanding questions from a viewing are best followed up in writing. Recording the condition of a property at handover, including photographs, can help reduce later uncertainty about damage or deductions.

Owners should establish exactly which tasks a letting or management agreement covers, what fees apply and how maintenance requests are handled. An online reporting facility alone does not establish response times or contractual responsibilities.

For sellers, useful comparison points include the basis of a valuation, the proposed marketing and communication throughout the transaction. Investors should separately examine assumptions about rental income and ongoing costs. These points provide general guidance and do not replace individual professional or legal advice.

Selected reviews on Google

The supplied Google data records 4.3 out of 5 from 556 reviews. Within the provided selection, several reviewers praise friendly, patient viewings and clear explanations. Other positive points include an absence of pressure and support with purchase decisions and offer acceptance. Experiences are not consistent, however: one critical review describes a largely unassisted viewing, missing property information and unanswered follow-up questions. Another disputes what the reviewer considered excessive end-of-tenancy deductions and an insufficiently itemised invoice. This summary is based only on the selected reviews and does not represent the full body of feedback.

I had a great experience working with Kevin during my apartment viewing. He was warm and friendly from the moment we met, which made the whole experience feel relaxed rather than rushed. He took the time to walk me through the apartment thoroughly, answered every question I had with patience, and made sure I understood each step of the process clearly. It's rare to find an agent who is both personable and so clear in their communication. Highly recommend!

Very nice; the bedrooms. Slightly affordable and quiet. Kevin was perfect for the home tours, he kept revisiting pre viewed houses and prices for us, so we could make informed choices. Also he wasn't trying to pressurise nor force a property on us.

I would like to share my lovely experience viewing properties for purchase from Nicholas Humphries in Fallowfield. Natalie Hughes showed me around two lots of properties over the last few weeks. Her knowledge of the area, and property expertise proved pivotal in helping me have clarity in my decision and having my offer accepted, which I am extremely grateful for. A big thanks to Dan as well for helping finalise the acceptance offer. A+++

Avoid Nicholas Humphreys if you can. My experience was appalling from start to finish. At the end of my tenancy I was hit with what I believe were completely excessive charges for minor Blu Tack marks, and when I questioned them, I was given an invoice with no proper breakdown of labour or materials. Instead of providing clear evidence, I felt my concerns were brushed aside. The whole process has been stressful and has forced me to involve my university’s Students’ Union to challenge the deductions. Make sure you photograph absolutely everything when you move in and out, keep every email, and don’t accept any charges without questioning them. Based on my experience, I would never rent through Nicholas Humphreys again.

Recently had a couple of viewings earlier in July for some flats in Manchester and was disappointed when we turned up to the property, our contact just opened the door and let us in and said to just walk around and explore the flat ourselves as they just sat on the sofa and waited. No useful info about what comes with the flat or any amenities like dishwashing or washing machine until we found them ourselves. I asked a couple of common questions about the property e.g. what is the council tax band, how do deliveries work. They didn’t know either and said they’d email back the same day. Give it a week, and then they just say one of the properties have been taken and if I’m still interested in the other ones, completely disregarding our questions. Even when I did ask for a response to those questions after, they said to look up the council tax myself, to find out how deliveries work from

Services in this field explained

Property valuation

A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.

What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.

Selling property

When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.

Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).

Letting

When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.

Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
