Editorial context
Working with a provider in Manchester – what matters
When choosing an estate or letting agent in Manchester, the first step is to establish the service required: a sale, tenant sourcing or ongoing management. Leaders describes these areas on its website and lists several surrounding towns alongside Manchester. For a specific property, it is worth confirming the branch’s coverage and its experience with comparable homes in the relevant local market.
Sellers should ask which comparable properties and sales data underpin a valuation. A valuation should be distinguished from a promise about the eventual selling price. The marketing scope, contract duration, fees and agreed progress updates should also be clearly documented before an instruction is made.
For landlords, the distinction between Let Only, Rent Collection and Fully Managed is particularly relevant. Questions should cover who remains the contact after a tenancy begins, which inspections are included and how repairs are authorised. General service descriptions do not replace a property-specific quotation, which should identify included services and additional charges.
Tenants should read the published fee information and the terms of any optional services before deciding. For the paid no-deposit option described on the Leaders website, ongoing costs, contractual conditions and any conditions for switching arrangements deserve particular attention.
The selected reviews also highlight accessibility and case handling as useful comparison points. Named contacts and written arrangements for updates can help clarify expectations. These observations provide general guidance rather than legal advice.

Ok so my Star rating is for leaders it’s self as the team I’m working with are not the most pleasant people to work with. On the Bright side not everyone at leaders are like this. If you ever deal with this company make sure you request to communicate with ADITI CHAUHAN, I have had the chance to communicate with her a few times in my process of moving into the new flat and she has been exceptionally supportive, helpful and understanding. She gets the job done and she is very clear in communication very transparent and definitely efficient in relaying to your needs 💯 % recommend asking and dealing with her if you choose to use leaders. Thank you ADITI for making these small steps less stressful and anxious while trying to deal with a whole lot more other things. With leaders agents hey are money driven and sales sales sales is all they are brainwashed to do as property professionals.
We are renting a property through Leaders Letting and have been assisted throughout the entire process by Yasmine Smith, who has been wonderful! She has shown us properties, walked us through the process, and has been extremely patient with us as we make our decisions. She has been very easy to stay in contact with and has made contact between the landlord seamless. We truly appreciate her assistance with this moving process and are looking forward to moving into our new flat!
Myself and a friend have been going through the process of moving into a new flat and been using Leaders for a few of the viewings. We had one staff member in particular, Yasmin, help us out with everything. She has been super attentive and answered all questions we have had throughout the process as well as being super timely and quick with all responses. This has made the whole process so much easier and we can not thank her enough. Definitely recommend using their services.
Shannon was an absolute gem she showed me two properties and I asked for an application for one. I sent it back quickly cos it’s Friday she called the landlord and got me an application started so quickly meaning I can have a great weekend she is amazing 100/10! I’m so happy thank you again Shannon
I would strongly advise anyone considering renting through Leaders to think twice. Our experience was frustrating from the beginning to the very end. Communication was consistently poor. Emails and phone calls often went unanswered, we were regularly promised callbacks that never happened, and almost every issue required us to chase the agency repeatedly before anything was done. We were initially placed on the “No Deposit” scheme. According to our tenancy agreement, we should have been able to switch to a traditional deposit during the tenancy. However, trying to do this turned into a long and unnecessarily difficult process, with poor communication and constant delays. During our tenancy, we were also charged additional fees that we did not believe were properly justified. Once we challenged the charge and it was resolved, but the process was so stressful and time-consuming that whe

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
