Editorial context
Working with a provider in Manchester – what matters
When appointing an estate agent in Manchester for letting or ongoing property support, first establish the precise scope of the service. Finding tenants, conducting viewings, handling tenancy paperwork and providing support during a tenancy are separate tasks. The supplied reviews of Jordan Fishwick refer to several of these activities, but the services included in any particular instruction should be confirmed in writing.
For landlords, the distinction between tenant-finding and ongoing management is particularly important. Questions should cover fees, additional charges, named contacts and responsibility for repairs. As one review describes the coordination of contractor work, useful points to clarify include quotation comparisons, spending approval limits, scheduling and documentation. It should also be clear how records of completed work are passed to owners or management companies.
Prospective tenants should ask about available property information, the paperwork process and communication channels before committing. At move-in and move-out, clear condition reports and dated photographs can help reduce uncertainty about a property's condition. Deposit procedures and the handling of disputed deductions should also be explained early.
Google ratings and individual reviews can provide useful context, but they do not replace checking the current service offer. Where feedback is mixed, translating review themes into specific questions about the proposed arrangement is more useful than relying on the headline score alone. This is general guidance, not legal advice.

Avoid like a plague. A team of cowboys who put profit over integrity. I never leave reviews and consider myself fair so for me to come on here says all you need to know. Decent during the tenancy but as soon as money came into it literally horrible carry on. Stefan in particular. Please treat your customers with a bit more respect and stop trying to fleece people of their hard earned money. No way to go about any relationship let alone a business relationship. Paid 1.3k in deposit and they have falsified claims to justify not returning my deposit. A lot of money was spent cleaning the property upon me leaving and making sure it was left in the best condition. I took pictures which I’ve included. To try and justify taking my deposit because the property wasn’t “clean” is abhorrent and very dishonest.
We recently secured a rental property in Manchester city centre through Jordan Fishwick, and I cannot recommend Chelsea highly enough. From the initial viewing through to the completion of all the paperwork, Chelsea was professional, friendly, and incredibly supportive throughout. Nothing was ever too much trouble, and she was always on hand to answer questions and keep the process moving smoothly. Moving home can be stressful, but Chelsea made the whole experience straightforward and enjoyable. A real credit to Jordan Fishwick and an excellent example of outstanding customer service. Thank you, Chelsea, for all your help!
Jordan Fishwick estate agents have always been very helpful. I have been with this agency for many years. Connor Alty is brilliant. He has helped me a number of times and is easily approachable. I am very impressed with the service I have received over the years.
My experiences with Jordan Fishwick as our letting agent have always been outstanding. We recently needed some work doing on a fire door on our apartment . Connor found us quotes for the work , engaged a contractor, arranged a time for the job with the tenants and once the work was completed, sent us all the paperwork we needed for the management company. All this was done in a timely manner and it’s so helpful that Jordan Fishwick have contacts with reliable contractors making the whole experience stress free . So well done Connor and Jordan Fishwick and thank you 🤩 🤩
For me as a landlord, Jordan Fishwick have always behaved honestly and have been very helpful in marketing and sourcing tenancies (thanks Nick) Special thanks to Connor for his professional approach in my recent dealings with JF and to Katherine for her handling of a difficult situation. Recommended.

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
