Editorial context

Working with a provider in San Diego – what matters

When choosing a property manager in San Diego, owners should first establish whether its experience and service scope match their property. Income Property Advisors specifically lists multifamily, mixed-use and residential income properties. Prospective clients should therefore ask which services apply to their property type and how routine management, leasing and larger construction projects are separated.

For leasing, useful points to examine include documented rental market analysis, applicant screening procedures and responsibility for addressing vacancies. Since IPA discusses operating budgets and property repositioning, owners should review assumptions about rental income, maintenance costs and improvement spending together. Investment calculators can provide an initial indication but do not replace a property-specific financial assessment.

Maintenance arrangements should define reporting channels, availability outside office hours, spending authorization thresholds and repair documentation. The website lists in-house maintenance staff, external contractors and a $200 repair cost control threshold, with an exception for emergencies. Owners should clarify how that provision operates under their management agreement. The option to select and supervise repairs themselves also requires a clear division of responsibilities.

Understandable owner statements and transparent explanations of allocated charges and additional costs are equally important. The supplied review selection reports differing experiences with these matters and with communication. Prospective clients can use those comments to frame specific questions about procedures and accountability rather than treating individual reviews as conclusive evidence of overall service quality.

Selected reviews on Google

The supplied Google data shows a rating of 4.7 out of 5 from 230 reviews. In the selection provided, two reviewers praise prompt, competent repairs and the friendly, helpful manner of individual maintenance staff. Several critical reviews, by contrast, report difficulty reaching management, unanswered messages and insufficient support when problems arise. Individual reviewers also question the transparency of allocated utility charges, additional fees for minor maintenance and the handling of a reported mouse infestation. Positive accounts of particular repair visits therefore sit alongside criticism of communication and issue resolution. These are selected subjective accounts, not a comprehensive analysis of all reviews.

I would not recommend renting from Income Property Advisors. I'm giving my experience one star (I would give less if I could) due to poor communication, a lack of accountability, and utility billing practices that lacked transparency. The company uses a utility allocation formula rather than individually metered services, and I often found the charges difficult to understand or reconcile with my actual usage. For example, as a single occupant in a studio apartment, I was charged nearly $85 per month for trash service while sharing a dumpster with approximately 15 other residents in the complex. What was most disappointing was the lack of meaningful support when serious concerns arose regarding my safety and the safety of my cat while living at one of their properties. The property was advertised as pet-friendly, yet when ongoing issues involving another resident and their dog created

Manuel is fantastic—he jumps on my maintenance requests right away and always takes care of them quickly and properly. He’s really skilled at his work and super friendly and helpful every time we talk. I’m so grateful to be working with such an awesome team at Income Property Advisors, including Matt. You guys make everything so much easier—thank you!

I’m a current resident and have had nothing but a terrible experience with this apartment management. They are not tenant-centered at all and seem far more focused on collecting money than actually taking care of residents. Even small maintenance work orders come with extra charges, which is frustrating considering the rent already being paid. Communication is another major issue. Emails and voicemails are consistently ignored unless it’s convenient for them. Residents are left without answers or support when problems come up. One thing that stood out to me is that after your first year, they automatically move tenants to month-to-month leases. It feels like this is because of the extremely high turnover rate at the property. Overall, I would strongly recommend avoiding this place if you value responsive management, fair treatment, and a positive living experience.

I recently moved into my new apartment and needed a few maintenance issues resolved. I’m appreciative for the great work completed by Luis. He did an excellent job addressing these requests with professionalism, efficiency, and a great attitude throughout the process. He carefully reversed the refrigerator doors, making sure everything was aligned perfectly. He also replaced a leaky gas valve and gas line safely. Though the stove and oven needed deep professional cleaning, he attempted to clean the stove and oven as best he could. He replaced damaged blinds and window screen and took care of multiple paint touch-ups around the unit. In addition, he installed missing door stoppers. All this ensured everything looked good and functioned like new. What really stood out was his positive and friendly attitude—while making sure everything was resolved. It’s clear, Luis takes pride in his work,

I currently have a dead mouse in my unit and have no idea when it will be removed. !!!! It’s Saturday, the leasing offices are closed, and no one from management answers the phone. This is after weeks of an unresolved mouse infestation. Being left with a dead animal in my home is unsafe, unsanitary, and completely unacceptable. The lack of emergency response and accountability is alarming. This situation should never happen to a resident.
