Editorial context
Working with a provider in Manchester – what matters
When choosing an estate or letting agent in Manchester, first establish whether the particular branch handles sales, lettings or ongoing management. Hunters Manchester’s documented focus is exclusively on lettings and property management. Geographic coverage also matters: for properties in Didsbury or Chorlton, its website directs enquiries to the South Manchester office.
For landlords, the division of responsibilities is particularly important. With tenant finding only, subsequent management remains with the owner. The rent collection package adds collection of rental payments, while the branch describes fully managed lettings as including day-to-day management and in-house maintenance. Before appointing an agent, prospective clients should clarify in writing which tasks are included, what fees apply and what additional repair costs may arise. The supplied texts do not provide a specific fee schedule.
A rental valuation should relate to the individual property. The website itself notes that averages vary by development, property type and condition. Investors should therefore avoid treating general market figures as a guaranteed return.
Tenants and landlords can also ask about named contacts, repair reporting procedures and documentation of handovers. Access to the advertised online portal should be distinguished from round-the-clock availability of an individual staff member. These points provide practical guidance on assessing the service and do not replace individual legal advice.

Selected reviews on Google
The supplied Google data lists a rating of 4.2 out of 5 from 316 reviews. The five available reviews are a selection and do not represent all customer experiences. Positive contributions repeatedly highlight helpful staff, timely responses and professional communication. They also mention handling maintenance requests, assistance with a tenancy renewal and efforts to address rent arrears. One critical review instead describes organisational problems with key collection, errors in the tenancy agreement and inadequate communication; it also criticises arrangements for continuing the tenancy. Experiences therefore differ particularly around communication and organisation.
I stayed in a Hunters-managed flat for around 18 months, and my experience with Hunters Estate & Letting Agents Manchester has been very positive throughout. A special thanks to Candice and Kye —they were both professional, responsive, and very helpful. Whenever I raised an issue, the response was quick, communication was clear, and problems were resolved without unnecessary delays. What I really appreciated was their supportive and organised approach. From maintenance requests to general queries, everything was handled smoothly, making my tenancy completely stress-free. Candice, in particular, was always approachable and efficient, which made a big difference during my stay. Overall, a reliable and well-managed letting agency. I would happily recommend Hunters Manchester to anyone looking for a positive renting experience.
Disorganised and poor communication. Was advised to collect the keys prior to moving in from their office on an agreed date, went there but was informed no keys. Had to deal with Kye who does not seem to care even though this was their mistake. Later in the week was told I need to make my own copy of keys which I don't think should be my responsibility. Lucy kept making mistakes on the tenancy agreement. They also have weird rules if you want to extend/continue the tenancy. Not a very pleasant letting agent to deal with.
I dealt primarily with James at Hunters. I was struck by his responsive and polite communication, professionalism and readiness to help. I would recommend Hunters for their professionalism posited on the presence of the human touch.
Kye Cowton was incredibly helpful and patient with all of my questions and follow-ups during the tenancy renewal. Thank you for your help!
Just wanted to write a quick review to say how helpful James and Candice have been. Recently I had an issue as a landlord with unpaid rent and they really worked hard to rectify the situation for me. Very pleased with their efforts!

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
