Editorial context
Working with a provider in Manchester – what matters
Before appointing an estate agent in Manchester, it is useful to establish whether the instruction concerns a sale, a new letting or the ongoing management of a rental property. Goodwin Fish lists all three areas. A comparison should therefore focus on the scope of the proposed instruction rather than the overall service catalogue alone.
For landlords, the distinction between letting-only support and full management is particularly important. The website names “Non Managed” and “Fully Managed” options, but the supplied text does not clearly allocate every task to a particular package. Owners should request written confirmation of the checks, check-in procedures, rent collection and management duties included. Fees, potential additional charges and approval arrangements for maintenance should also be clarified in advance.
As Goodwin Fish addresses both individual investments and portfolios, useful discussion points include designated contacts, reporting intervals and arrangements during vacancies. For a city-centre sale or letting, clients should ask about the basis of the market appraisal and the planned marketing process. A free valuation does not replace a review of subsequent contractual terms.
Prospective tenants should seek clear information about applications, communication during the tenancy and check-out arrangements. The supplied review selection describes differing experiences in these areas. Reviews can provide additional context, but cannot establish the terms of a particular instruction. These points are general guidance, not legal advice.

Selected reviews on Google
The supplied Google data records 4.6 out of 5 from 650 reviews. Across the selected reviews, recurring positive themes include support from individual staff members, prompt responses and clear guidance during property searches, rental applications and purchases. One long-standing client also reports positive experiences with lettings, management and re-letting. A purchase review describes a completion process lasting almost a year, while praising the staff member’s communication and attributing delays to conveyancing outside the agent’s direct control. One critical rental review reports changing contacts, a lack of continuity and an approach to an earlier move-out that the reviewer found unconstructive. It also criticises check-out handling, although the supplied text ends before providing the full account. This is a selection, including some truncated texts, rather than a comprehensive analysis of all reviews.
I have been with Goodwin Fish for about fifteen years and have used all of their services - letting and managing, and finally selling my flat! I have stayed with them because they are trustworthy, reliable, incredibly supportive and consistently professional. Nicola’s knowledge of the property market is outstanding, she, along with Matt have guided me through some very tricky waters over the years and have always given sound, honest advice and always been there as a great support. The letting team have always relet the property quickly - again with great market knowledge - McKayla provided a very efficient service, meaning the flat wasn’t empty for long between tenancies. Over the last few years Georgia has managed the flat and given consistent great service, she’s looked after the property and my tenants (and me) very well - which isn’t always easy! Finally Alex, Kyle and Amy got
It has taken almost a year to complete on the flat my son purchased, which has been frustrating for all! Amy kept us informed of progress and kept on top of solicitors to keep things on their radar! She did the best she could to push things along, conveyancing being out of the control of any Estate Agent. We felt supported by Amy, she was easy to contact and responded to emails in a timely manner (even when the solicitors didn’t!!). My son is now happily in his first flat! Thank you, Amy.
We were shown our new flat by Alannah and the entire experience was seamless! She was so helpful from the start to finish and it has hands down been the most positive experience we’ve ever had with securing a new flat! Very grateful for her help & support.
I had a fantastic experience with Goodwin Fish while searching for a new home. I’d especially like to thank Sheetal, who was the only agent I dealt with throughout the process. She provided outstanding service from start to finish—always responding promptly to any queries or concerns and guiding me and my partner through the application process with clarity and professionalism. Her support made what can often be a stressful experience feel smooth and straightforward. I’m truly grateful for all her help and would highly recommend both Sheetal and Goodwin Fish to anyone looking for a new home.
I would strongly advise anyone considering renting through this agency to think very carefully before doing so. Also multiple reviews of this agency with people having one or two reviews should raise first red flag The way the end of the tenancy was handled was extremely disappointing and, in my opinion, unprofessional. Communication was inconsistent throughout — we seemed to be dealing with a different person every time, with very little continuity or ownership of the situation. This made an already stressful moving process unnecessarily difficult. When we tried to discuss an earlier move-out and find a reasonable solution, the agency was incredibly unhelpful. Rather than working constructively with the tenant, communication felt dismissive and there seemed to be very little interest in finding a practical resolution. Even more concerning was the approach at check-out. Multiple issu

Services in this field explained
A valuation estimates the price a property can achieve on the market, based on location, condition, size, fittings and comparable sales.
What does a valuation cost? Many agents offer an initial estimate free of charge. A formal market value report by a certified surveyor is paid; the fee depends on the property and effort.
When you sell, an agent handles valuation, exposé, viewings, negotiation and the notary appointment.
Who pays the agent's commission? When flats and single-family houses are sold to consumers, the commission is generally split between seller and buyer (§ 656c German Civil Code).
When letting, an agent takes care of listing, viewings, tenant selection and the tenancy agreement.
Who pays the agent when letting? Since 2015 the “orderer pays” principle applies to residential lettings: usually the landlord pays when they hired the agent.
